Complete the online application. • Once we have received your application, we will contact you by email to confirm your reservation. At this time, you will be required to pay a booking deposit equivalent to 4 weeks rent. The booking deposit will be part of your first rent payment. • Before you move into the accommodation, a bond equal to 4 weeks rent will be required. • A cancellation fee of 4 weeks rent will apply to cancellations made less than 1 month prior to the start date of your lease (as per your letter of offer). • Your initial booking deposit can be made by Bank Transfer or with our reception team in person.

Do I have insurance?

Landlord’s insurance does not provide cover for the tenant’s possessions. (note: it is strongly recommended the tenant takes out contents insurance to adequately cover their possessions).

What kind of contracts does the accommodation offer?

We run long term leases however pending on availability can sometimes offer shorter stays, contact us to enquire today.

What does my rent include?

A fully furnished apartment, all utilities are included, access to unlimited internet and wifi, access to all of our common facilities and ability to participate in our Residential Life program.

Do you have car parking facilities?

Yes we do have car parking facilities in the basement. The cost of a car park is AU$40 a week. Have a chat to reception to secure your spot.

How much is the deposit?

4 weeks worth of rent.

When do I pay my rent?

Every 2 weeks.

How does my mail get to me?

We have letterboxes behind the reception desk and accept letters and parcels on your behalf. Reception will contact you when we have a parcel for you to pick up, otherwise feel free to call passed reception and check your letterbox for any mail for you during office hours.

What do I need to buy before I can move in?

Bedding, kitchenware – available for purchase at Your Shop.

How close is the nearest supermarket?

If I really want to move rooms after I move in – is that possible?

Yes, if we have another room available – break lease fees and policies will apply to your existing room.

Can I move out at any time?

Yes, however break lease fees and policies will apply to your existing room.

Is there extra storage outside my apartment?

No there is not, if you have items that you wish to store you will need to contact a local storage service provider.

How do I connect to the internet?

The Internet provider can be contacted at anytime if you are having issues with connection of your internet and have been through the troubleshooting guides.

Is wireless internet available?

Yes we have unlimited WIFI at this property.

What is a Bond?

A bond is an amount of money that you need to pay that can be used by the apartment owner if you do not meet the terms and conditions of your rooming agreement. Examples of this include; If you fail to keep the property clean, cause damage or are in rent arrears, the owner of the property may claim some or all of the bond only when the tenancy ends. The majority of bonds are refunded in full as most this accommodation residents vacate with no issues.

How much is the Bond?

The bond is equivalent to 4 weeks of rent.

Paying the Bond?

All rental bonds for properties in this accommodation are lodged with the Residential Tenancies Authority (RTA) a state government body. Payment must be made payable to the RTA (not this accommodation). We ask that you provide us with a bank cheque (a bank cheque is a cheque issued by the bank under their name; you can purchase one of these from any Australian Bank). Alternatively, a money order (Available from Australia post) is acceptable. Remember the cheque/Money Order must be made payable to the ‘Residential Tenancies Authority’. Bring the bond cheque/money order with you when you are collecting your keys, At this meeting, you will complete and sign the official “Bond Lodgement Form”. We understand that it may not always be possible to arrange for either a bank cheque or money order prior to arrival and in these instances we recommend you take advantage of the RTA’s online bond lodgement option and bring a copy of this with you when you arrive.

What is a Condition Report?

Upon arrival we must prepare a ‘Condition Report’, which records the property’s general condition, including fittings and fixtures, and present you with 2 paper copies of this Report when you come to collect your keys. Review and, if necessary, add your comments to the ‘Condition Report’. You must return the report to this accommodation within three business days of moving in and you should keep a copy of the ‘Condition Report’ until the end of the tenancy. The ‘Condition Report’ is a very important document, as it can be used as evidence if there is a dispute about who should pay for cleaning, damage, or replacement of missing items, particularly at the end of a tenancy. You may want to take photos of your apartment at the start of your tenancy to further show the condition. The owner may claim some or the entire bond for cleaning, damage, or replacement of missing items at the end of your tenancy. If the ‘Condition Report’ stated that the work was required at the start of the tenancy, or the items were not listed, it can help you prove the bond should be returned to you.

What does an Internal Room mean?

Internal simply means in is facing in on itself as this is a “U” shaped building or it faces Toowong Village.

Studio Low Floor. What does that mean?

That is for a Low Floor from Levels 1-3.

Are there ovens in the rooms?

There are microwaves and fridges with a kitchenette in every room. Share kitchens have ovens, cooktops and dishwashers. There is no cooking on a purchased cooktop to be done in the studios.

Can I stay for shorter than a Semester?

Unfortunately, no. Our shortest stay here which is 20 weeks.

How much is parking?

Parking is AU$40.00 per week additional unless you sign for 12 months and then it is AU$28.00 per week.

Can I get a refund if I decide not to come?

If it is Covid related to Border Restrictions, please let us know and we will refund your deposit.

What are your check-in times and days?

Residents may check-in Monday to Friday from 9am to 5pm.

What is the process for arranging an after hours check-in?

Once you arrive at the property you will find the phone number of the Residential Advisor at the door. Please call that number and the after house Residential Advisor will assist you with your check in process.

Do I need to be classified as a student for the entirety of my contract with the accommodation?

Yes, to be a resident at this accommodation, you need to have a current and valid student ID from the date you apply for your room and throughout your entire stay as per the dates on your contract agreement. Please contact reception if you have any questions.
