It is a Purpose-Built Student Accommodation exclusively for students. They warmly welcome all students to stay with them, whether you are enrolled in internship programs or part-time studies, as long as you hold valid student status throughout your intended stay period.
Your temporary guest will be charged $7 per night starting from the day of check-in. For the maximum length of stay for temporary guests, please reach out to the reception desk to inquire. As part of their security measures, please inform property team in advance so they can register your temporary guest.

The rent does not include laundry services. There is a launderette on the property, with costs ranging from AUD$4 to AUD$5 per wash or dry cycle, depending on the property.
Smoking or vaping is strictly prohibited on their property at all times. Violation of their no smoking and no vaping policy may result in penalties or fines.
You may pay your rent using the following methods: 1. Telegraphic transfer via your preferred bank 2. Direct Debit 3. Credit card via their online guest portal (WeChat/Ali Pay) – bank surcharge applies You will receive a rent payment schedule. Cancellations After Lease Commencement You will be required to sign a Residential Tenancy Agreement, Rooming House Agreement, Occupancy Agreement prior to arrival. Once the Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is signed, the terms and conditions of the Tenancy Agreement, Rooming House Agreement or License to Occupy will then apply and supersede any other conditions of cancellation policy. The Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is a legally binding document, which if broken will incur penalties. Where a resident believes they cannot stay in the room or continue to pay the Rent/Occupancy Fee, they must notify Y Suites management in writing and complete a lease break form as soon as possible.
