Once the Cooling Off period has expired, you can cancel your booking prior to the tenancy start date if:
1. You have not acquired the grades to be offered a place at the chosen university.
2. You have failed to achieve the grades to continue your study at university.
In these circumstances, please provide evidence (UCAS notification) to the Residents Team within 72 hours of being notified.
For 26-27 AY:-
The only other instance where you may be able to cancel outside of the cooling off period is if you are able to provide a replacement tenant to take over the remainder of your contract. You will not be able to explore this option if your rent account is in arrears. The replacement tenant must not already be living in a property. You will be liable for all rent due up to the date the replacement tenant moves into the accommodation. If you can find a suitable replacement tenant, you may be entitled to a refund if you have overpaid for your period of stay. This will only be paid if you are not in arrears and if the replacement tenant has signed their tenancy agreement.

If you want to terminate your agreement after the cooling off period, you can do so only after providing the property with a replacement tenant who agrees to take the accommodation for the remainder of the period of stay.
