Cancellation Policies
  • Cooling Off Period
    Once the booking is countersigned, a “cooling-off” period applies, allowing the tenant to cancel provided they have not yet moved into the property: 1. Until 31st July, the cooling-off period is 72 hours from the countersignature date. 2. From 1st August, the cooling-off period is 24 hours from the countersignature date.
  • No Visa No Pay
    1. Once the “Cooling Off” period has expired, you can cancel your booking prior to the tenancy start date if you do not have a visa to enter the UK 2. In these circumstances, please provide evidence (Visa refusal documentation) to the property within 72 hours of being notified. Note: 1. This policy is only valid till the contract start date, post that the student will be liable to find a replacement. 2. If you not receive notification of this criteria until after the tenancy start date, you wil
  • No Place No Pay
    1. Once the “Cooling Off” period has expired, you can cancel your booking prior to the tenancy start date if: a) You have not acquired the grades to be offered a place at the chosen university. b) You have failed to achieve the grades to continue your study at university. 2. In these circumstances, please provide evidence to the property within 72 hours of being notified. Note: 1. This policy is only valid till the contract start date, post that the student will be liable to find a replacement.
  • Replacement Tenant Accepted
    1. If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. 2. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate. Before we accept a replacement: • Your rent account must be fully up to date • Any rent owed up to your leaving date must be paid. 3. Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. 4. Until then, y

    Pay In Instalment

    1. Payment in full. 2. Payment in 4 instalments. Please note: 1. The first instalment/full payment is due on the 1st August. The subsequent instalments are due as detailed in the Tenancy Agreement. 2. You will only be able to check in once the booking has been countersigned and the payment has been completed to the property.

    Booking Deposit

    1. To secure the booking an advance rent payment of £150 will be due at the time of completing the application. 2. This amount will get credited against the first rent instalment.

    Guarantor Requirement

    All applicants are required to nominate a responsible person to act as a guarantor. The guarantor must be a based in the UK, be over 18 years of age and cannot be someone living with the applicant (other than parents or guardians) or in other accommodation managed by property management.

    The choice is up to each resident. They can select to have a guarantor, which allows them to pay rent in instalments, or, if they prefer and are able to make their full year’s payment upfront, they won’t need a guarantor.

    Is a TV licence needed?

    Yes, unless otherwise specified that it is covered, if residents watch or record programmes as they are being shown, watch catch-up TV such as iPlayer, or watch live TV online, a licence will be needed.

    Can residents have a pet?

    Student accommodation is often not a suitable environment for pets, which is why pets of any shape or size are not allowed.

    Can residents invite guests to stay in their room?

    Yes, occasional overnight guests are allowed. However, no one should stay for more than three consecutive nights, and residents should always check with flatmates first to make sure they are comfortable with extra guests.

    Will rooms be inspected?

    Yes, inspections are conducted at least three times during the tenancy. The team checks for cleanliness and hopes not to find damage or missing items. After each inspection, residents are informed if any charges need to be made to fix issues. Invoices are issued immediately for recharges after the first two inspections; after the final inspection, deductions will be made from the tenancy deposit.

    Do residents need to move out over the Christmas and Easter holidays?

    No, rooms are the residents’ for the whole tenancy period. Moving out is only necessary at the end of the agreement.

    Can residents smoke or vape?

    All properties are smoke-free, including all types of e-cigarettes and vapes. Smoking is not allowed in any private or communal area, including bedrooms, bathrooms, kitchens, and internal social spaces. Designated smoking areas can be found outside the building.

    What should residents do if they are not totally satisfied?

    The management hopes residents will love living in the accommodation but acknowledges there may be times when things don’t go perfectly. All complaints are taken seriously, and the team will try their best to resolve any issues the first time.
