A guarantor is required for all customers who book directly with them. If your guarantor does not accept the agreement, your booking will expire and you could lose your room. If your guarantor has not received their tenancy email they recommend they double check their inbox, junk and spam folders for the email address that was provided when the booking was made.

No, subletting your room is not allowed. If you do wish to leave your contract early you will need to find a replacement tenant, and provide them with their details so that they can release you from your contract and create a new tenancy agreement for them.

Once you have booked your room with them you will receive an email, titled 'Booking Offer Confirmation' and Acceptance. In that email you will find a link to 'View' your agreement.

If you are the student who will be living with them you are the tenant. Your guarantor is a person over the age of 25 that agrees to be responsible for paying any amount you owe to property in the event that you (the tenant) do not. Your guarantor will be listed in the tenancy agreement and also has to accept their own agreement. If incorrect guarantor information is provided, it could become a legal matter and mean that your contract is not valid.

If there are any types of key missing when you check-out, they’ll charge you to have them replaced.

All keys need to be returned securely, so they provide a check-out envelope for you. Lock your bedroom door, check your postbox and then put all your keys, fobs and passes in the envelope. The envelope must be returned to the reception office at your Property and handed to a member of staff or left safely in the key return box.

They will be preparing your room for your arrival, and will not be able to store any luggage for you before you arrive.

How you connect a TV in your room will depend on the property you’re living in. Most of their rooms don't have aerial points, but if you have a Smart TV you can connect through Wi-Fi.

If you’ve agreed to be your stuent’s guarantor, your role is to help them live up to their side of the tenancy agreement. This includes ensuring they pay their rent on time and adhere to their behaviour policy. You take joint financial responsibility for the tenancy, which means you agree to pay your student’s rent if they can’t.
