What’s included in the price?

All utility bills – water, electricity, gas, internet, gym, and use of all the social spaces – are included in the price. There are no hidden charges, what students see on their contract is what students pay (besides any damage to the room or fines students incur).

Am I allowed to have guests to stay?

Students are welcome to have guests through the daytime, and an overnight guest for a reasonable amount of nights. Students will need to get permission from management for an extended period. Management will need to provide a form of ID to check in through their resident portal, and students will be responsible for them throughout their stay. Please note, that students will also need written consent from management if their overnight guest is under 18 years of age.

How secure is the accommodation?

Accommodations have CCTV in and around each property, an electronic key entry system for the main entrance, common areas, each flat, and bedroom. There is also staff on site 24 hours a day, 7 days a week.

Will I need to pay council tax?

In the UK, students are exempt from paying council tax –students won’t need to pay this, but if the council do mistakenly bill student, students will need to provide details to prove that student are in full-time education.

Do I need a TV license?

If students bring their own TV or want to watch or record programs as accommodations are shown live (including on mobile phones, tablets, or computers), students will need to apply and pay for a TV License. This also includes TVs provided by Canvas.

What if something in my flat breaks?

If students are having any problems with their room, a shared living space, or one of the communal areas, students have two options. Students can log the issue using the resident portal, providing details so the maintenance team can get this sorted for students as soon as possible. Alternatively, students can come down to reception and talk to a member of staff so management can log it on student's behalf.

Can I have pets?

Unfortunately, students are not allowed to keep any pets in their rooms or any shared living spaces.

What happens if I don’t get on with my new flat mates?

Accommodation wants the university experience to be as positive as possible – if students are having any issues with flat mates, please let us know. Management will do its best to help resolve any problems students might be having.

Can I receive post and parcels?

Each flat has its own lockable mailbox located in the lobby - room keycard will also give students access to this. If any larger packages or anything that requires a signature arrives for students, management holds onto it and lets students know via text or email so students can come and collect it. For security reasons, students will need to provide a photo ID and give a signature to confirm collection. The post will not be given out to other residents on their behalf without written authorization.

Can I live with my friends?

Accommodations are more than happy to accommodate groups as well as individuals. Let management know who students are planning to live with, and management do best to accommodate students in the same flat.

Am I allowed to live with a partner or friend? How much will it cost?

Two people can share some of the bigger studios at properties, which will add an additional £100 per week to the rent. Please contact us directly if this is something students like to organize. Please note, both inhabitants need to be full-time students, studying at least 20 hours per week.

Now that I don’t have access to the roost payments portal, how do I make rent payments?

If students are ready to pay their next installment or are catching up on an old payment, students can now make this via bank transfer.

How do I contact students about a maintenance item or repair?

The management site team is still around to assist with these requests - Please can students visit Reception to report a repair or maintenance request.

How do I collect my parcels?

The Parcel Tracker is still up and running, no changes here! Please use the same app and collect via Reception as usual.

I haven’t rebooked my room yet – can I still do this?

Management created some new flyers and posters with this information included, but just in case – come and speak to the team at Reception who will be more than happy to help students rebook.

Do I need a guarantor?

Accommodation needs details for a guarantor for every lease, even if students intend to pay in 1 installment. This is because management will take responsibility for any unpaid arrears or damage during their tenancy period. Students guarantor will need to be someone who is not in full-time education, or living in student housing.

Who can be my guarantor?

A student guarantor can be anyone not currently in full-time education. Accommodation do not need to be a UK resident either. Most residents use a parent, guardian, or family member. However, please note students can NOT act as their own guarantor.

Is there an age limit for booking the accommodation?

As a minimum age requirement, all Canvas residents need to have been or have turned 18 during their tenancy with us. This is due to the legally binding tenancy agreement that each resident is required to sign before arrival. Accommodation has no upper age limits on PMG, so long as the resident is in full-time education for the duration of their stay.

Do accommodation offer any discounts?

If students do pay in 1 installment, their total amount payable will be 2% cheaper than if students choose to pay in 2 installments. If students pay in 4 installments, their total amount payable will be 2% more expensive than if students choose, to pay in 2 installments.

What appliances and furniture are included in my room?

All rooms come with a bed, desk and chair. Extras such as kettles, toasters and lamps are not provided.
