To cancel your booking please email the Residents’ Team within 72 hours of receiving your ‘Lease Agreement Executed’ email. You will then be refunded your advance rent contribution payment. This may take up to 10 working days to reach your account.<br> <br> <strong>Please note</strong>: From the 1st August 2025 the “cooling off” period is reduced to 24 hours.</p>

Once the <strong>“Cooling Off” period </strong>has expired, you can cancel your booking prior to the tenancy start date if:<br> <br> a) <strong>You have not acquired the grades</strong> to be offered a place at the chosen university.<br> b) <strong>You have failed to achieve the grades</strong> to continue your study at university.<br> <br> 2. In these circumstances, please provide evidence to the property within 72 hours of being notified.<br> <br> <strong>Note</strong>:<br> 1. This policy is only valid till the contract start date, post that the student will be liable to find a replacement.<br> 2. If you not receive notification of this criteria until after the tenancy start date, you will be responsible for all rent payments up to the date you provide them with confirmation documentation from the relevant authority and they reply to confirm the release date with you.</p>
Replacement Tenant Accepted
<p>1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent until you find someone to take up a new tenancy with the Landlord for remaining term you no longer wish to have your tenancy for.<br> <br> 2. If you find a replacement, the property will need to do some basic checks to confirm their eligibility to enter into the contract.<br> <br> 3.
