If you’re looking to pay in installments, you will need to appoint a UK-based guarantor, this can be a family member or a friend who is happy to act as your guarantor in the event that rent payments are missed. 2. If you do not have someone that you could nominate as a UK guarantor, you could use the services of Housing Hand, who are able to help act as a guarantor. 3. Additionally, the property management has now introduced a new solution called Leap, which allows them to accept bookings from students who don’t have a UK-based guarantor. Instead, students pay a slightly higher weekly rent, which includes a Guarantor Waiver Fee. 4. The property does not accept international guarantors.

    Yes, you can. We offer in-person and virtual tours of the accommodation to help you find your perfect room. This will be coordinated with the on-site team at your chosen location. It’s a great way to get a feel for the property, the team, and the overall experience.

    Are bills included in the rent of the property?

    All bills are included in your weekly rent. We don’t hide any charges — the cost for the room and the advance rent are all that you’ll need to pay. Water, gas, Wi-Fi, and all other utilities are included in your rent.

    What is the procedure for moving in?

    You will find the check-in date in your tenancy agreement. Before your check-in date, you’ll receive an email explaining how to collect your keys. Don’t forget to bring your ID and a copy of your tenancy agreement. That’s it — smooth like butter!

    What do I need to bring?

    Pack anything that will make your new home feel just like your old one. A mattress is included, but you’ll need to bring your own bedding, pillows, and duvet. Many students also bring personal items like photos to make their rooms feel more comfortable. If you’re moving into a cluster flat, we recommend waiting until you meet your flatmates before shopping for shared items like cutlery, crockery, and other essentials. Setting up a shared fund for basics like tea and coffee is also a great idea — just make sure everyone contributes!

    What is the procedure for moving out?

    Your check-out date will be mentioned in your tenancy agreement, and that’s the day you should move out. Make sure to clean your room before leaving to keep it neat and tidy.

    Do I have to pay for a TV licence?

    The cost of TV licences in common areas is already covered, but if you want to watch TV (including BBC on-demand) in your room, you’ll need to purchase your own TV licence. The fines can be expensive, so it’s best to apply for one in advance.

    No, as a student, you’re exempt from paying council tax.

    If you’re not happy with your accommodation, please inform the student team responsible for your property as soon as possible. Let them know your concerns — the Property Manager will assist you or direct you to the right person for help.

    Can I bring my pet?

    Unfortunately, pets are not allowed.

    Can my friend stay at my accommodation/in my room?

    Your friends are welcome to visit you at your accommodation. We ask that you limit overnight stays to no more than three consecutive nights in one week and ensure your flatmates are comfortable with having guests.

    Is it safe to live here?

    Throughout your stay, we aim to ensure you feel safe and secure. Every bedroom door has its own lock, and all residences are secured with a fob entry system. Though it may vary by location, most receptions are staffed from 9 a.m. to 5:30 p.m., and all properties have CCTV for added safety.

    Can I still get a room through Clearing if I’ve left it late?

    Absolutely. We hold back a few rooms specifically for Clearing, but availability moves quickly — so book as soon as possible.
