Booking Deposit
A holding deposit equivalent to 1 week's rent is required to reserve a rental property. The holding deposit is calculated as monthly rent ÷ 4.35.
Pay In Instalment
51-week contract: 3 installments. 1 September: 20 weeks' rent (minus any applicable discounts). 12 January: 20 weeks' rent. 13 April: 11 weeks' rent. 44-week contract: 3 installments. 1 September: 17 weeks' rent (minus any applicable discounts). 12 January: 16 weeks' rent. 13 April: 11 weeks' rent. If a student's loan is received in October: The first payment may be split into 3 weeks' rent due on 1 September (required for key collection). The remaining balance of the first instalment is due on 5 October (or when the student loan is received). The second and third payment dates may be adjusted to align with student finance payment dates upon submission of a student finance breakdown letter. The final instalment must not exceed 11 weeks' rent.
Guarantor Requirement
A UK-based guarantor is required if the student chooses to pay by instalments. If the student pays the full annual rent upfront by 1 September, no guarantor is required. The UK-based guarantor must complete an online referencing and affordability check through HomeLet. The HomeLet affordability check ensures the guarantor is financially capable of covering the rent if required, without causing financial hardship. Guarantors must: Live and work in the UK. Provide proof of address. Provide proof of identity and signature. Provide proof of income. Students who do not have a UK-based guarantor may use an approved guarantor service such as Housing Hand. Students using Housing Hand are not required to complete the HomeLet affordability check. Students using Housing Hand only need to provide confirmation of their Housing Hand registration/agreement, after which the contract signing process can proceed with the guarantor provider.
Security Deposit
A security deposit equivalent to 5 weeks' rent is usually required. If the annual rent exceeds £50,000, the security deposit is 6 weeks' rent. The security deposit is payable after the tenancy agreement has been signed. Within 30 days, the agent must provide the prescribed deposit protection information, including: The authorised tenancy deposit protection scheme used. How to apply for the deposit refund at the end of the tenancy. The purpose of the deposit. The dispute resolution process. A deposit-free option is available where the tenant pays a non-refundable amount equivalent to 1 week's rent, which acts as the security deposit.

The cooling-off period means students have 2 weeks after booking to cancel and get their deposit back. If they cancel after this period, the deposit won’t be refunded. This applies to all students, and “No Pay” only refers to rent, not the deposit.
