Frequently Asked Questions

Can I book a room at the property without a viewing?

Yes, however, on arrival, should you wish to change your room at the property, this would be subject to a £50.00 variation of tenancy payment and availability.

What is the Security Deposit? Is it applicable at the property?

The Security Deposit is payable as part of our process to reserve a room at the property. Once this fee is paid, no one else can book that room, provided that you sign and return your documentation within the required timescales. Failure to do so may result in your chosen room being released for re-sale.

Do you provide summer accommodation at the property?

The property does provide summer accommodation at some locations. Please enquire directly with your chosen location or visit the website for more details.

I am a part-time student – can I live at the property?

Unfortunately, the property can only accept full-time students. An indicator they use is whether the course you are studying makes you exempt from paying Council Tax. We strongly recommend that you check your position with your University or College before booking, as you may be liable to Council Tax payments if your course does not qualify you.

When can I move into my room at the property?

Once you have received a confirmed contract for the property and before your tenancy start date, you will receive an email with all the necessary information about check-in and what to expect on arrival. You will also be able to book your check-in appointment via this email, which you must do before you arrive. Please ensure that your rent has been paid and is up to date as per your Contract Agreement. The only exception is if you have requested and received approval to defer your rent in line with your student loan payment dates (applies only to 3-termly payments).

Can I bring family and friends on move-in day at the property?

If family or friends are helping you move in, we kindly ask that they wait in the car or outside the property while you collect your keys to avoid large crowds forming in the reception area. Once you have collected your keys, they can assist you in moving your belongings into your new home.

What will happen on my move-in day at the property?

You can only check in if you have a signed and confirmed contract for the property. On arrival, we will check that your rent is up to date as per your Contract Agreement, and you will need to bring a valid photo ID (e.g., passport or driving licence) for verification. We also ask that you complete a full inspection of your room upon arrival by filling out the online Check-in Registration Form, which will be emailed to you within the first week of your stay.
