Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

There is no cooling-off period. Students are encouraged to review the property details, booking terms, and applicable fees before confirming the booking and making payment.

No Visa No Pay

If the cancellation is due to visa rejection, the tenant may be eligible for a deposit refund. Proof of visa rejection is required. The tenant must inform the property within the specified timeframe: 45 days or more before the contract start date: 100% refund. 30–44 days before the contract start date: 50% refund. Less than 30 days before the contract start date: 0% refund.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Additional Fees

An administration fee of $200 applies for single occupancy. An administration fee of $250 applies for double occupancy. The administration fee covers: Contractualisation activities. Checks of legally required documents. Registration with condo management, if applicable. Issuance of keys and cards. Setup of a new mattress protector. Provision of a set of hangers before check-in. Stamp duty is not included in the administration fee. Stamp duty is mandatory under Singapore law and is payable by the tenant. Minor repairs are subject to a tenant liability of up to $150 per repair. For minor repairs, costs above $150 are borne by the property. For common-area issues, charges up to $150 are split equally among tenants residing at the property. Repair charges are added to the tenant's invoice at the end of the month. Tenants are exempt from repair charges during the first 14 days of their tenancy under the Defects Liability Period (DLP). Air-conditioning servicing is organised quarterly. Major repairs are fully covered by the property. The property aims to resolve major repairs within 5 days. The property aims to resolve minor repairs within 10 days.

Security Deposit

The security deposit is equal to one month's rent. The deposit is fully refundable at the end of the tenancy, provided there is no damage.

Pay In Instalment

Tenants are issued an invoice on the 23rd of each month for the following month's rent. The invoice must be paid in full before the first day of the month. Late-payment penalties may apply as detailed in the tenancy agreement.

Mode Of Payment

All payments are processed through the Flywire payment portal. Available payment methods may vary depending on the student's country of origin. For international payments, bank transfer is generally the safest option. Students may also use services such as Wise or Revolut, which may offer more competitive exchange rates depending on availability in their country. Credit card payments are not accepted.

Guarantor Requirement

A guarantor is not required if the student is 18 years old or above at the time of booking. If the student is under 18 at the time of booking but will turn 18 during the tenancy, a parent or legal guardian may make the booking on their behalf.

Frequently Asked Questions

What documents do I need to book a room?

When you complete the booking form, you will be asked to upload a copy of the photo page of your passport. If you're not a Singapore National or permanent resident, they also require a copy of your visa card (front and back).

What do I do if I don't have my visa card yet?

In the interim, they can accept a copy of the first page of your IPA letter issued by your employer to allow you to enter Singapore. As soon as your visa card comes through, you will need to send us a copy of that for their records.

Are there any restrictions on who can live in the property?

The accommodation team promotes fair and equal access to housing, and so there are no restrictions made on who can live in their properties. In order to comply with Singapore regulations and prevent overcrowding in their apartments, they only allow one occupant per room, except for some of their larger apartments where 2 occupants may be allowed to rent one room.

What does the administration fee include?

The administration fee is a one-off $200 charge ($250 if double occupancy), covering your setup with Cove and the condo management. It supports the contractualization activities as well as the checks of legally required documents, registration to the condo management (if any), and the issuance of keys and cards, the setup of a new mattress protector and a set of hangers before the actual day of your check-in. However, the administration fee doesn't include the stamp duty, which is mandatory as per the laws of Singapore, and at the charge of tenant.

When do I pay my rent?

You will be issued an invoice on the 23rd of each month to cover your next month's rent. Payment of the invoice in full is required before the first of the month. There are penalties for late payment – these are detailed in your tenancy agreement.

What is provided when I move in?

Everything you see at the viewing is provided when you move in. All the furniture, kitchenware, and in your bedroom, they provide the mattress, mattress protector, and two pillows with pillow protectors.

Why does the rental price differ across different rooms?

Their prices are calculated based on a variety of factors, including the location, condo age, condo facilities, apartment amenities, how many people you share the bathroom with, and the size and facilities in your bedroom itself. As a result of considering all these factors, their rooms all vary in price.

How much notice do I have to give if I want to leave a property?

They're sad to see you go, but if you need to leave this property, they require 30 days' notice in writing to their operations team.

Are there any other fees I should be aware of?

Utilities will be billed separately and charged every month with your rental. Reduce your utility costs by turning off the A/C when you're not using the room. It helps to keep their carbon footprint low! On top of that, they charge a monthly A/C maintenance fee to cover the cost of AC servicing and maintenance. This servicing will happen quarterly and is inclusive of regular filter cleaning, chemical washing, and gas top-ups. Should chemical washing or gas top-ups be required, no additional charges will be applied.

Can I opt in and out of the extra cleaning services?

Yes, you can opt in or out every month.

What are the items/services provided?

They provide all-inclusive furnishings. From the bed, pillows, closet, side table, and accessories like hangers, to a well-equipped kitchen for you to cook up a great meal. Cleaners will come on a weekly basis to clean common areas.

What isn't provided in the rental price?

Apart from utilities and A/C maintenance charges which are billed separately, they don't provide bedsheets, pillow covers, duvets or duvet covers. These can be easily purchased when you complete the booking form. Replenishables such as toilet paper, hand soap, personal care and laundry detergent are also not provided, in consideration that most people have personal preference.

Do they provide car parks?

For condominiums, there's typically only 1 allocated parking space for each apartment. In other properties like landed homes, this would be subject to availability and on a first come first first-served basis. Check with their friendly sales team for more information!

When will the deposit be returned?

The deposit will be returned to you after 30 working days so that they can cross-check against the checkout inventory, room condition, and processing of the documents.

What if there is a dispute with one of my flatmates?

For minor issues and disputes they encourage you to resolve things directly with your flatmates. If you're concerned that someone in your flatshare has infringed the house rules you should inform the accommodation team.

Are there any house rules?

They ask that all tenants behave in a respectful manner towards each other, which includes keeping the noise down after 10 pm on weekdays and 12 midnight on weekends, and always informing other flatmates if you intend to have guests over. Other than that, they don't have any official 'rules', but they do ask all tenants to sign up to their house rules when they rent with them.
