1. Your rights to end the contract (and cancel your online booking)

1.1.1. If you want to end the contract (and cancel your online booking) because of something they have done or have told you they are going to do, see paragraph 2;ther there is anything wrong with it, how they are performing and when you decide to end the contract:

8.1.1. If you want to end the contract (and cancel your online booking) because of something they have done or have told you they are going to do, see paragraph 2;

1.1.2. If you have just changed your mind about the online booking, see paragraph 3. You may be able to get a refund if you are within the cooling-off period (and have not waived your cooling-off rights);

1.1.3. In all other cases (if they are not at fault and there is no right to change your mind), see paragraph 9.

1.2. Ending the contract because of something they have done or are going to do. If you are ending the contract (and cancelling your online booking) for a reason set out at paragraphs 2.1 to 1.2.3 below, the contract will end immediately and they will refund you in full for any holdings fees paid and you may also be entitled to compensation. The reasons are:

1.2.1. they have told you about an upcoming change to the property in respect of which you have placed an online booking or to these terms which you do not agree to;

1.2.2. there is a risk that supply of  services may be significantly delayed because of events outside their control (see paragraph 3);

1.2.3. you have a legal right to end the contract because of something they have done wrong.

1.3. Exercising your right to change your mind (Consumer Contracts Regulations 2013). Pursuant to the Consumer Contracts Regulations 2013, you have a right to cancel this contract (and receive a full refund) within 14 days following acceptance of your online booking and may do so by completing and returning the Model Cancellation Form attached to these terms at Schedule 1. they cannot provide services to you during this period unless you confirm to us when completing your online booking that you agree to us doing so and are aware that, by confirming this, you will lose your right to cancel under the Consumer Contracts Regulations (and by completing your online booking you are confirming to us that you agree to this). If you do not agree to us providing services immediately, they will not be able to mark the property as unavailable to the public or remove it from Site or begin processing your application until the expiry of the 14 day period (and others may complete an online booking in respect of the property during that period).


2. Ending the contract where they are not at fault and there is no right to change your mind.

Even if they are not at fault and you do not have a right to change your mind (see paragraph 1), you can still end your contract with us at any time before you enter into a tenancy agreement, but you will not be entitled to a refund of any part of the holding fee you have paid (which includes the initial holding fee and any balance payment). If you want to end your contract where they are not at fault and you do not have a right to change your mind, just contact us to let us know and they will let you know whether such cancellation is possible and, if it is possible, will let you know any consequences of such cancellation.


2.1    The Initial Holding Deposit is refundable in full in the following circumstances:-

o    The Proposed Landlord withdraws the Property and cancels the reservation OR

o    Where all parties have taken all reasonable steps to enter into a Tenancy Agreement but did not sign the Tenancy Agreement by the deadline for agreement OR

o    Where the Proposed Tenants provided accurate information to the Proposed Landlord or Agent and the Proposed Landlord declines to enter into a Tenancy Agreement prior to the deadline.

In all of the above, the Initial Holding Deposit will be refunded in full to the Proposed Tenant within 7 days of the deadline for agreement, or within 7 days of the Proposed Landlords decision if it is before the deadline for agreement.


2.2    The Proposed Landlord does not have to refund any of the Initial Holding Deposit in the following circumstances:-

o    Where the Proposed Tenants provide false or misleading information that the Proposed Landlord may reasonably believe impacts on their decision whether to offer a Tenancy Agreement to the Proposed Tenant OR

o    Where the Proposed Tenants cancel their reservation prior to the deadline for agreement and the Proposed Landlord and/or Agent have acted in a reasonable manner towards the Proposed Tenants OR

o    Where, prior to paying the Initial Holding Deposit, the Proposed Tenants have confirmed to the Proposed Landlord or their Agent that they have sufficient proof to establish permanent or time limited right to rent in England, and subsequent checks reveal this is not the case OR


o    Where the Proposed Landlord and/or Agent have taken all reasonable steps to enter into a Tenancy Agreement by the deadline for agreement and the Proposed Tenant does not take all reasonable steps to enter into a Tenancy Agreement.

Examples of the parties taking reasonable steps include, but are not limited to, providing sufficient information to collect references, contacting all referees in a timely fashion to allow for responses, performing credit checks, attending an appointment to verify the Proposed Tenants right to rent status, providing the security deposit and rent no later than the deadline for agreement.

Your rents are advertised as per week; how do I work out the monthly price?

To work out monthly prices, you should multiply the weekly price by 52 (as there are 52 weeks in the year) and then divide this figure by 12 (as there are 12 months in the year) to provide your monthly rent.

What is a guarantor?

A guarantor is someone over the age of 25, ideally a homeowner, who will co-sign for your tenancy and confirm their financial ability to do so, who will be legally obligated to cover your rent should you fall into arrears.

What does fully furnished include?

Apartments all come fully furnished with high-end appliances, such as ovens and integrated microwaves, and furniture such as beds, tables, dining tables, and dining chairs. Any cooking utensils, bedding, crockery, pots and pans you will need to provide yourself.

Is there parking available?

The majority of developments do not have any dedicated parking, however, they all have the facility nearby. The select buildings that do have parking operate on a first come first serve basis and an extra charge may be applicable, contact us directly to find out which ones

What utilities are included in the bills package?

all-inclusive utilities package covers your water, gas, electricity, and Wi-Fi bills which work out roughly at 1 per day, cheaper than the majority of mainstream providers! They also include access to communal laundry facilities free of charge for residents.

How will I pay my rent every month?

They have a range of payment options, dependant on your circumstances and financial position. Call a member of the team in order to find out the best method option for you.

How quickly can I move in?

How soon you will be able to move into your apartment entirely depends on your tenancy and which building you will be moving into. To find out your tenancy move-in date, please check your tenancy agreement, or contact us directly.

How is my deposit kept?

All deposits paid to Property are protected under a Custodial Deposit Protection Scheme, My Deposits

I’ve passed the checks and paid my deposit; what happens now?

After your deposit has been paid, you will need to pay your first months rent before coming to collect your keys. If you are unsure on where you are in the process, call your Property Manager for assistance.

I’ve now moved out of my apartment. How long until I receive my deposit back?

Once your tenancy has ended, team will perform rental checks on the property to ensure that it has been left appropriately. After this, They will begin the process of returning your deposit to you.

If I decide not to move in, will my deposit be refunded?

All Holding Deposits made are non-refundable, except in extenuating circumstances which will need to be authorised by the Head of Lettings & Property Management.

Do you provide tenants insurance?

You will be responsible for purchasing your own tenant's insurance for your time with us.

How do I report a maintenance issue?

You can report a maintenance issue on the main website portal.

Does Property provide an insurance?

They managed to set up different packages that are relevant for the furnished lease. As a tenant you have the opportunity to book those packages for your stay.

My credit card payment failed, what happened?

After real-time verification of your credit card number by payment provider Stripe, it may happen that a payment is not successful. The most common cause is unintentionally entering incorrect credit card information. If you can rule this out, it is likely that your bank has declined the charge. Check whether your credit card is activated for international payments and internet transactions. Exceeding your credit card limit can also be the reason for a declined payment. If your credit card is declined, please contact your bank to request information. You will usually find a service number on the back of your credit card.

Do I get an invoice for my payments?

Please contact your Property if you require an invoice for your rental payments, deposit payment etc. Your Property  will be able to provide these documents for you.

When will I receive my deposit back after I moved-out?

Deposit reimbursement times can vary from Property to Property , depending on individual policy. For short-term rentals, deposits are usually refunded once the Property has had a reasonable amount of time to inspect the apartment for damages. Deposit reimbursement will generally take longer in cases where damage has been reported to an apartment. 

Can I move in early?

Our standard tenancies have fixed dates and cannot be changed. However if you are looking to move in earlier it may be possible to book an additional short stay tenancy, this will involve signing another set of paperwork and you will be charged for any additional nights.

What documents do I need to bring to the property when I move in?

Please bring an official form of id with you e.g. Passport or provisional/driving licence. If you have not already returned the original signed tenancy agreement you should also bring these with you.

Haven't paid rent yet, can I still move in?

Its really important that your rent is paid on time. Your first installment before moving in covers the first part of your tenancy.
