Cancellation Policies

Cooling Off Period

You may cancel your booking within 7 days after your signed licence to occupy agreement has been received, provided you have not already collected the keys. The cancellation must be submitted in writing or via email within this 7-day cooling-off period.

Early termination by students

Once the 7-day cooling-off period has expired, you will remain liable for all amounts due under the licence agreement unless a replacement tenant is found or you enter into a new licence. Early termination is not permitted without meeting these conditions.

Replacement Tenant Accepted

If a replacement tenant is found, you will be released from your agreement. If the replacement is secured before your start date, the agreement ends 7 days after the new tenant signs. If found after your start date, the agreement ends from the new tenant’s start date. If you have already occupied the room, a £50 charge will apply to cover preparation costs for the replacement tenant.

No Visa No Pay

Applicable to first-year undergraduate students only. You may be released from the agreement if your university offer is withdrawn due to not meeting required grades or if you choose another university after exceeding expected grades. You must provide valid supporting documents (such as a rejection letter or UCAS confirmation) within 7 days of results being published. Upon verification, the agreement will be cancelled and any deposit or advance rent paid will be fully refunded.

Payment and Fees

Booking Deposit

A booking reservation fee of £200 is required to secure your room. The reservation fee payment is then deducted from your first term invoice.

Guarantor Requirement

UK Guarantor is required. If choosing to pay in full, a Guarantor is not required. The Guarantor must be someone who is currently residing in the UK and has the ability to pay your rent, if you fail to do so. In order to be accepted they will need to provide proof of ID, proof of address and be willing to countersign the license agreement.

Frequently Asked Questions

Can I move in early or check out late?

Standard tenancies have fixed dates and cannot be changed. However, it may be possible to arrange an additional short stay tenancy for early move-in or late check-out. Please contact the management team for more information.

What is your cancellation policy?

If you decide to leave the accommodation before your contract ends, you may find another student to take over your contract, which will release you from further obligations. If you have submitted an application and paid the £200 reservation fee but have not yet signed the contract, you can cancel without further charges; however, the reservation fee is non-refundable.

What deposit is required?

A £200 reservation fee is required to secure your room. This amount will be deducted from your first term’s rent invoice.

Do I need a guarantor?

A UK guarantor is required if you choose to pay in termly instalments. If you choose to pay the full amount upfront, a guarantor is not required. The guarantor must reside in the UK, be financially capable of covering your rent if needed, and provide proof of ID, proof of address, and agree to countersign the licence agreement.

Can we book as a group?

Yes, group bookings are encouraged. If you book as a group of four or more, each member will receive a £100 group booking discount. Each person must complete an individual booking application, and once done, you should contact the team with all group member names so rooms can be allocated together.
