The cooling-off period applies only if you have not already collected the keys to the accommodation. Cancellation must be submitted in writing or by email. If you made an online application and paid the £200 reservation fee but have not yet signed the contract, you may cancel your booking without further charges. You may be released from the agreement if your preferred university withdraws your offer because you did not achieve the required entry grades.   • Early termination by students
    Early termination is permitted if a replacement tenant is found. If the 7-day cooling-off period has expired, you remain liable for all amounts due under the Licence to Occupy Agreement until you are released. If you leave before the contract ends, you may find another student to take over the contract and be released from your obligations.
  • Replacement Tenant Accepted
    The replacement tenant may be found by the student. If a replacement tenant is found before your tenancy start date, you will be released from the Licence Agreement 7 days after the replacement tenant signs their tenancy agreement. If a replacement tenant is found after your tenancy start date, you will be released from the start date of the replacement tenant's tenancy agreement. If you occupied the room before the replacement tenant moved in, a £50 room preparation fee will be charged

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    Booking Deposit

    A £200 reservation fee is required to secure the room. The reservation fee is paid at the end of the application process. The £200 reservation fee is deducted from the first-term invoice. The reservation fee is non-refundable if the booking is cancelled before signing the contract.

    Guarantor Requirement

    A UK guarantor is required if paying by termly instalments. A guarantor is not required if paying the full rent upfront. The guarantor must currently reside in the UK. The guarantor must be able to pay the rent if the student fails to do so. The guarantor must provide proof of identity, proof of address, and countersign the licence agreement.

    An end-of-tenancy cleaning fee of £50 is applicable.

    Can we book as a group?

    Yes, group bookings are encouraged. If you book as a group of four or more, each member will receive a £100 group booking discount. Each person must complete an individual booking application, and once done, you should contact the team with all group member names so rooms can be allocated together.
