This option requires the full payment to be made either in August or, if the booking is made after August, prior to the start date of the Tenancy Agreement.


2. 4 Instalment Option: (requires a guarantor)

Guarantor Requirement

For 25-26 AY & 26-27 AY:

1. A guarantor is required by the property if you wish to pay in instalments.

2. The property accepts both UK based and International guarantors.

3. The guarantor needs to be in full-time employment (earning annually a minimum of thirty (30) times the tenant’s monthly rent). International Guarantors will be considered and required to provide suitable documentation via the online application process.

2. Guarantor signature fee: A non-refundable £1 charge will be applicable.

Cooling Off Period

For 25-26 AY & 26-27 AY:

If you choose to cancel your booking with the property, you will have 7 calendar days after signing your Tenancy Agreement to do so.


1. For bookings made before the 1st August

If your booking was made fewer than 7 calendar days before your Tenancy Agreement start date, you can cancel your booking until the earlier of:

a). 7 calendar days after signing your Tenancy Agreement, or

b). The date your Tenancy Agreement commences.

Note: Cancellation is not possible once your tenancy commences.


2. For bookings made after the 1st August:

If your booking was made fewer than 3 calendar days before your Tenancy Agreement start date, you can cancel your booking until the earlier of:

a) 3 calendar days after signing your Tenancy Agreement, or

b) The date your Tenancy Agreement commences.

Note: Cancellation is not possible once your tenancy commences.


You may request to cancel your booking by sending an email with any supporting documentation you wish to use as grounds for cancelling.

The property team will refund your deposit where applicable within 10 calendar days of accepting your cancellation. International bank transfers can take longer to process funds and incur a transfer fee.


3. Cancellations after the cooling off period

You will not be eligible to automatically cancel your booking after your cooling off period has ended. You and your Guarantor (if applicable) will be required to meet the obligations set out within your Tenancy Agreement, or to find an eligible replacement tenant for your Tenancy Agreement.

No Visa No Pay

For 25-26 AY & 26-27 AY:-

1. This cancellation benefit may be available to full time students booking for the academic term from September for the academic year at the discretion of management.

2. If you are a prospective full-time student, and your visa application is not accepted, you may be eligible to receive a refund of your deposit, where applicable.

3. To cancel, you must supply either, copy of written rejection letter concerning your visa application, if your visa application is not accepted.

4. This must be received by property management within two (2) calendar days of the date in which your visa letter is dated.

Please note : If the documentation is not received within this timeframe, you will not be eligible for cancellation under this policy, and any rent paid may not be refunded.


No Place No Pay

For 25-26 AY & 26-27 AY:-

1. This cancellation benefit may be available to full time students booking for the academic term from September for the academic year at the discretion of management.

2. If you are a prospective full-time student, and

a) your offer of a place at your preferred university/higher education institution is withdrawn

b) government travel restrictions prevent you from travelling to property and you withdraw from your course, you may be eligible to receive a refund of your deposit, where applicable.

3. To cancel you must supply either:

a) a copy of a written rejection letter from your chosen university/college

b) a copy of the acceptance letter from a new university/college, if your place at your preferred university/higher education institute is withdrawn

c) written evidence from your university/college confirming that you have cancelled your course and will not be enrolled as a student due to Government travel restrictions preventing you to travel.

4. This must be received by management within two (2) calendar days of the date in which your university/college is dated.

Please note : If the documentation is not received within this timeframe, you will not be eligible for cancellation under this policy, and any rent paid may not be refunded.

Replacement Tenant Accepted

For 25-26 AY & 26-27 AY:

If you choose to leave during your contracted term, the landlord may agree to release you from your contract, provided the following conditions are met:


You find a suitable replacement tenant who:

1 .Is over 18 years old 

2. Is enrolled as a full-time student at a local university or college 

3. Takes a new Tenancy Agreement for your room for the remaining period of your contract.  


The incoming tenant must:

1. Enter into a Tenancy Agreement with the Residents' Team 

2. Provide the relevant requested documents 

3. Where necessary, provide a suitable Guarantor.

Refunds will not be processed until:

1. The incoming tenant has signed the Tenancy Agreement 

2. Paid and moved into the accommodation.

If you fail to find a replacement tenant:

1. You and your Guarantor (if applicable) will remain responsible for paying the full rent until the end of the contracted term. 

2. You will remain liable for the rent payments until the new tenant’s Tenancy Agreement begins.

Note: There is a £50 fee for processing a replacement tenant at the property.

Other cancellation policies

For 25-26 AY & 26-27 AY:

1. The property team's terms and conditions require you to sign your Tenancy Agreement within the period specified on your electronic Tenancy Agreement.

2. If you and your Guarantor (if applicable) fail to sign your Tenancy Agreement within this timescale, your Tenancy Agreement may be cancelled. The property retains its right to cancel your Tenancy Agreement should you fail to provide a suitable guarantor for your tenancy on more than two occasions.

3. If for any reason the property is not able to offer you accommodation once your Tenancy Agreement is fully signed, they will contact you as soon as possible detailing the reasons why, or offering an alternative solution on terms sufficiently similar than the ones already agreed upon. If they cannot offer a suitable alternative, they will refund all money paid to them.

4. In the event that you fail to make the first rent payment and/or fail to check in within 3 calendar days of your agreed check in date, the landlord reserves the right to cancel the agreement with immediate effect by notice in writing to you.

Opening hours vary by location, however they will open early in the morning and late into the night to ensure that you are able to keep fit as part of a routine that suits you.
