Cancellation Policies

Cooling Off Period

A 48-hour cooling off period applies from the date of booking. Cancellation must be submitted in writing by email. A full refund will be provided, less any applicable bank charges. The cooling off period only applies if the booking start date is more than 5 days away. Note:- A booking is secured once the tenancy agreement has been signed and full or partial payment has been made.

No Visa No Pay

A full refund is available if the student's UK visa application is refused by UK Visas and Immigration (UKVI). A copy of the visa refusal letter must be provided within 7 days of receiving it or before 16 August 2026, whichever is earlier. The refusal letter must include the student's name and the date of refusal. A refund will not be granted if: The student failed to complete all steps required by UKVI for the visa application. The university could not issue a CAS beca

Early termination by students

After the applicable cooling off period has expired, the property remains liable for the full rent for the tenancy period unless a suitable replacement tenant is found. The property is responsible for finding the replacement tenant. A £250 Replacement Fee is payable to cover administration costs associated with the tenancy transfer.

Replacement Tenant Accepted

The property is responsible for finding a suitable replacement tenant. A £250 Replacement Fee applies. Property has sole discretion to: Accept the proposed replacement tenant and enter into a tenancy agreement. Return the room to general sale. Allocate the room to another student on the waiting list. The property will be released from the tenancy 7 days after one of the above actions has been completed.

Other cancellation policies

Full or partial payment must be made by the payment date stated on the invoice. Accommodation bookings are charged on a 7-night (weekly) basis. If the booked accommodation becomes unavailable due to circumstances beyond property management control, alternative accommodation will be arranged, although the details may differ from the original booking. Students must read and accept the cancellation terms before accepting the invoice.

Can I choose my roommates?

If you book with friends, inform the London Nest team of everyone's full names. They will try to allocate your rooms close together where possible.

No. Room moves are not possible after check-in.

Can I check in late at night?

Yes. If you arrive after 6:00 PM, the security guard will provide your keys. You must notify property management in advance if you plan to check in outside reception hours.
