    You may cancel the Tenancy Agreement at any time during the period commencing the day after Accepting and ending 7 working days later provided that you give the Landlord and/or the Landlord’s Agent written notice of your intention to do so within those working 7 days. Please note: After this period, you do not have the right to cancel.

    This policy takes effect when you can show proof that your visa application was rejected.
  • No Place No Pay
    Free Cancellation applies to 1st year students who don’t achieve the grades they need to study.  Evidence from the University must be provided within 48hrs of receiving their results.
  • Replacement Tenant Accepted
    If the Tenant wants to end the tenancy early, they may find a replacement tenant to take over the remainder of the agreement. The replacement must: Agree to the same terms (including providing a guarantor, if needed) Be approved by the Landlord (approval will not be unreasonably withheld) Only be considered if the Tenant has no rent or other payments overdue The Landlord may charge an admin fee of up to £150 for processing the change.
