Cooling Off Period

1. If you have not yet collected the keys to your accommodation, you may cancel your booking by emailing the resident's team within 7 days of receiving their email confirming that your booking is complete (the “7 Day Cooling-Off Period”).

2. If you cancel during this period, you will not be charged, and the resident's team will refund any deposit or Advance Rent Payments you have made.

3. If you confirm this agreement during the last seven days before you move in, your cancellation period will be shorter.

No Place No Pay

No Place, No Pay – Applicable to First-Year Students Only


1. If you are a prospective first-year undergraduate student and your university or higher education institution withdraws your offer of a place due to your not achieving the required entry grades, you may be eligible to be released from your Tenancy Agreement. Similarly, if you exceed your expected grades and choose to attend a different university, you may also be eligible for release.


2. To apply for release from your Tenancy Agreement under these circumstances, you must provide one of the following documents:

a. A written rejection letter from your chosen university/college or UCAS, or a screenshot of your UCAS status confirming that the required results were not achieved.

b. Proof of acceptance by your new university via UCAS Adjustment.


3. These documents must be received by your property team within 7 calendar days of the date your results are published. Please email the required documents to property team. Once the property team receives and verify the documents, and if they are satisfied with the details, they will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full.

Replacement Tenant Accepted

1. After the 7 Day Cooling-Off Period has expired, you will be required to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your room (as outlined in this policy) or you enter into a new Tenancy with the same management property. A replacement Tenant must be a student eligible to book with this property in the usual manner.


A) Replacement Tenants – Before Your Tenancy Start Date:


If you propose a replacement Tenant before your Tenancy Start Date, the property team has complete discretion in deciding whether to:

a. Accept the proposed replacement Tenant and enter into a Tenancy Agreement with them.

b. Re-list the room for general sale.

c. Offer the room to an alternative student on a waiting list to enter into a Tenancy Agreement.


In any of the above cases, the property team will release you from your Tenancy Agreement 7 days after one of these actions occurs.


B) Replacement Tenants – After Your Tenancy Start Date:


If a replacement Tenant is found for your room after your Tenancy Start Date, you will be released from your Tenancy Agreement on the start date of the replacement Tenant’s new Tenancy Agreement. If you have occupied the room prior to this, you will incur a £75.00 charge to cover the costs of preparing the room for the replacement Tenant.


2. If no replacement tenant is found, you will be responsible for payment of the rent in full, for the duration of the contract period even if you do not move in to the property.
