Security Deposit

<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p>1. You need to pay a certain amount (depending upon the room type you select) as a deposit to secure your room with the property.</p> <p>2. This will be refunded to you at the end of your tenancy period less any deductions and pending charges.</p>

Pay In Instalment

<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p>1. If you have a UK guarantor you can pay rent in <strong>three installments</strong>, and they ask for the initial payment 3 weeks before checking in.</p> <p>2. If you do not have a guarantor you will be required to pay your rent in full, 6 weeks before the date your tenancy commences.</p> <p><strong>Please note: </strong>You must have paid the rent due by the time you arrive to check in.</p>

Mode Of Payment

<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p>Credit/Debit card, bank transfer, &amp; online payments.</p>

Guarantor Requirement

<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p>A. The property requires you to have a <strong>valid UK &amp; International Guarantor </strong>if you wish to pay in installments.</p> <p>B. If you are unable to provide your own UK Guarantor, the property recommends the service of Housing Hand.</p> <p><strong>Please note:</strong></p> <p>The guarantor must: -</p> <p>1. Be a resident in the UK for a minimum of 1 year.</p> <p>2. Be over 21 years of age</p> <p>3. Be a homeowner or in full time employment</p> <p>4. Provide a copy of photographic identification, such as a passport, driving licence or ID badge</p> <p>5. Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.</p>

Additional Fees

<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p><strong>Dual occupancy </strong>is available on most rooms over <strong>23sqm</strong>. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional <strong>£50</strong> and then divided by two for each occupant’s weekly cost unless otherwise stated.</p>

Cooling Off Period

<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p><strong>Cancelling within the Initial Cancellation Period (‘Cooling Off Period’)</strong></p> <p>You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’.</p> <p>Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit.</p> <p><br></p> <p>Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on where it is up to in the process of securing it with the tenancy deposit scheme, and we cannot influence the speed of this refund.</p> <p><br></p> <p><strong>Cancelling after the Initial Cancellation Period (‘Cooling Off Period’)</strong></p> <p>If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.</p> <p><br></p> <p><strong>IMPORTANT: </strong>Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision.</p> <p><br></p> <p>Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at.</p> <p><br></p> <p>While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy.</p> <p><br></p> <p>If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of <strong>£50</strong> for the variation of the contract. Please note, <strong>£20</strong> will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks.</p> <p><br></p> <p>The deposit paid is non-transferable and cannot be moved to another tenant, or to another year.</p> <p><br></p> <p>The ‘Cooling Off Period’ must have passed, or the new tenant have paid their rent and moved into the accommodation before the original tenant is released from their contractual obligations under the tenancy agreement. If the new booking is cancelled by the replacement tenant during their 7 day Initial Cancellation Period, the existing tenant remains liable for the rent until another replacement tenant is found.</p> <p><br></p> <p><strong>Cancelling after the Initial Cancellation Period (‘Cooling Off Period’), AFTER Collecting Keys and/or Taking up Occupation</strong></p> <p>If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, after collecting the keys and/or taking up occupation of the room, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.</p> <p><br></p> <p>IMPORTANT: Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision.</p> <p><br></p> <p>Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at.</p> <p><br></p> <p>While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy.</p> <p><br></p> <p>The tenant is responsible for ensuring the room is suitable to be re-let, and it must be in the same clean and lettable condition as it was when the tenant took occupation and that it is available for viewings to allow it to be re-let.</p> <p><br></p> <p>If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of <strong>£50</strong> for the variation of the contract. No <strong>£50</strong> charge will be made for tenancies coming to an end after any applicable legal notice period that applies under current legislation and the deposit will be refunded. Please note, <strong>£20</strong> will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks.</p> <p><br></p> <p>The deposit paid is non-transferable and cannot be moved to another tenant, or to another year. No Visa No Pay

<p><strong>For AY 26-27 :-</strong></p> <p><br></p> <p>If the student’s place at the university is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:</p> <ol> <li>A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.</li> </ol> <p><strong>Note:</strong> The tenant must send the documents to the property team via email within <strong>3 days </strong>from the date the relevant Visa rejection correspondence is received and MUST be received before <strong>20th September</strong> for academic year bookings</p> <p><br></p> <p><strong>For 25-26 Jan Intake ( Short Term Lets):</strong></p> <p>No Visa No Pay will depend on property discretion.</p>

No Place No Pay

<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p>If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the university is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:</p> <ol> <li>Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.</li> </ol> <p><strong>Note: </strong>These document(s) must be received by the property via email within <strong>3 days </strong>of your results being published (and no later than <strong>28th August</strong>, whichever date is sooner).</p>

Replacement Tenant Accepted

<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p>1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.</p> <p><br></p> <p>2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from your tenancy agreement, and the property will refund your deposit.</p> <p><strong>Note: </strong>There is a <strong>£50</strong> variation of contract fee which the property team will recover by retaining part or all of your deposit.</p>
