The UK government has advised that tenancy agreements remain unaffected by the COVID-19 measures introduced. Therefore, all tenancy agreements are still enforceable, and rent is due as per the terms of this agreement.

1. After signing this Agreement the Tenant will remain liable for the Total Rent for the full term of the Tenancy and their guarantor, if reasonable, will be required to meet the obligations set out within their Tenancy.
2. The Tenant may only terminate their Tenancy in the following circumstances and will remain responsible for payment of the Total Rent until:
a) they have given three (3) months’ written notice to the Landlord; and
b) either:
c) they have made any outstanding payments or fulfilled any obligations required under their Tenancy, including the payment of the Total Rent for the full term of the Tenancy, to the Landlord's reasonable satisfaction; or
d) a replacement student at the University/College who is reasonably satisfactory to the Landlord as a tenant and who is not already a tenant at the Site enters into a tenancy agreement with the Landlord. IIL2 Ltd subject to Clause 11.3 below, may assist the Tenant in finding a replacement, but does not guarantee that it will be able to find one.
3. Property shall be entitled to fill any rooms which are already vacant before allocating people on its waiting list to the Tenant’s vacated accommodation
For 25-26 AY & 26-27 AY:-
1. If you secure your accommodation and then Government imposed travel restrictions prevent you from travelling to the UK to take up your place at university, official written evidence from the University confirming that you have cancelled your studies and will not be enrolled as a student at the University for the forthcoming academic year must be sent to the property management before the tenancy start date.
2. If satisfactory evidence is provided, you will be eligible for release from the tenancy agreement.
3. Alternatively, you may request that the start of your tenancy be put back to the first day of the month on which the restrictions are lifted and you are able to travel to the UK.
4. Please submit your request to the property management before the original tenancy start date. If sufficient evidence is provided, the property management will change your tenancy start date to the first day of the month on which the travel restrictions are lifted. The property management will send you written confirmation of your new tenancy start date.
5. The property management will also apply a credit to your account for the accommodation fees for the period from your original tenancy start date to the new tenancy start date.

1. If you decide to cancel your room booking after the start of the contract you will be liable for the rent until a replacement student is found to occupy your room.

3. Property may assist the Tenant in finding a replacement, but does not guarantee that it will be able to find one.
