It is important to note that this policy is only applicable to new customers who have never lived with the property management before. In order to be released from their Tenancy Agreement, students must provide evidence of their refusal (via email) of entry to the UK to study no later than 7 days after notification of their refusal.
Acceptable evidence includes a copy of the letter from the Home Office, UK Visas and Immigration service, or other official Visa issuing body, as well as a letter from the university, sponsor, or institution where they were supposed to be studying. The evidence must clearly show the student’s full name, address, and date of issue.
It is important to note that customers who do not apply to be released from their Tenancy Agreement within the given timescale will be bound by the terms and conditions set out in the agreement.
If you are a prospective student and your offer of a place at your preferred university/Higher Education Institution is withdrawn by the University/Higher Education Institution, as a result of you not achieving their required entry grades or because you have exceeded your expected grades, you may be eligible to be released from this agreement.
To apply to be released from the agreement, you will need to provide written confirmation that you wish to cancel your reservation and supporting evidence from the University or UCAS.
The property management must receive these documents within 3 calendar days from the date your results are published for you to be eligible for a refund of your accommodation fees if paid. The refund of your payment in full will be processed within four weeks.
Outside of the Initial Cancellation Period you are liable for the weekly rent (for each and every week or part week) until you find another acceptable tenant, and the property management is able to re-let the room.
If you accept an offer of accommodation online or by signing a Tenancy Agreement and collect the keys before choosing to cancel, the management will accept your cancellation on the following terms:
1. You find another tenant for the room who is acceptable to the property management (it is your responsibility to find another tenant).

If the room is re-let, there will be a charge of £50 for administration.

You can cancel your tenancy agreement for up to 14 days after the date of your booking (the Initial Cancellation Period). Please note, £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.
If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to accommodation and they are able to re-let the room. The replacement tenant must be over the age of 18 and a have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract.

Please note that special requests cannot be guaranteed except where you have disability as defined and covered under the Equality Act 2010. They will attempt to meet your allocation needs as far as practicably possible, should you have a defined disability.
