Yes, you are entitled to cancel your booking, but they will need you to provide evidence of your visa rejection.

Are there any fees or penalties I should be aware of?

Unpaid Rent: If you are late making your rental installment payments, you will also be charged interest of 3% above the rent due date until you make the payment. Please Note: As a gesture of goodwill, this interest charge will not be levied until the rent is more than 14-days in arrears. Variation of Contract (Tenant’s Request): £50 (Inc. VAT) per agreed variation. To cover the costs associated with the preparation and execution of new legal documents. What is a guarantor and do I need one?

A guarantor is someone who agrees to be responsible for your rent and your other legal obligations within a tenancy agreement. Who do I report maintenance issues to?

In an emergency where there is a threat to life such as a fire, please call the UK Emergency Services. If you discover a major fault that means you are unable to access or safely live in your home such as a flood or electrical fault, please call them immediately on the number provided in your room and on notices around the entrance areas of your property. If you discover a maintenance issue that does not require their immediate attention such as a leaking tap or minor damage, please report it on their and they will arrange the necessary maintenance professional to attend with 48 hours.

How, when and where do I pay my rent?

To pay your rent you will need to visit your student portal, here you can pay via BACS, direct debit, or card payment. Rent is paid in line with your tenancy agreement, for example, if you have a UK guarantor and have selected installments you pay on the portal each term.

What is the move-in process?

They will be in communication with you ahead of your arrival, the moving-in process is simple, once your 1st rent installment is paid and documents are completed, they will arrange your check-in date. 

They will meet you and issue all the necessary information you will need. If you are arriving outside of office hours, arrival arrangements must be made in advance.

What is the move-out process?

They will remind you of your contract end date as it approaches. You should leave your room/ flat clean and tidy and remove any items that you no longer want that were not present upon your check-in. They will share information on the steps they will need you to take, they will also complete an inspection at after you have left. Your keys can be returned to a member of the team or using the mailbox which you will find in the communal areas of the building you are living in.

What happens over the summer before and after each academic year?

During this period, they are focused on getting the rooms ready for the September intake of students. If you wanted to stay in the same room over the summer period, please let them know so that they can check availability for you.

Is there somewhere to park when we are unpacking?

If you are traveling with your loved one on move-in day, they will inform you in advance whether there’s a drop-off bay at the residence for you to unload their belongings. If there isn’t a drop-off bay available, they will send you the location of the nearest car park. It’s important that a move-in slot is reserved with them in advance so that they can make sure there are people available to help direct you on the day. Look out for their communications about this in the weeks prior to the move-in date.

What if we are arriving out of hours?

They understand that sometimes students will need to arrive outside of arrival hours. They ask for the student to contact them at the earliest possible opportunity with their planned arrival time so they can provide all the necessary information and ensure that they have everything ready for their smooth arrival. Please note that they need to prepare access and ensure that they have received all relevant documentation and first installment of rent before it is possible to move in. If they do not know when you are arriving or have the necessary documentation and payment in place, they cannot guarantee a smooth and hassle-free out-of-hours move-in experience.

What is a uk rental guarantor?

Who can be a qualified uk guarantor?

A resident and ordinary resident of the United Kingdom being Northern Ireland, Wales, Scotland, and England. Please note that people living in Crown dependency and overseas territories do not qualify as being UK residents. A resident and ordinary resident is someone who has resided within the UK for more than three years and is recognised as a resident and/or ordinary resident for tax purposes with the government department called HM Revenue and Customs. The guarantor must have a fixed abode and proof of address (less than three months old), as well as a photo ID. The guarantor must also be in full-time employment or able to provide evidence that they can support the tenant should the tenant get into financial difficulty. Copies of the last 3 months’ payslips and/or a recent bank statement showing available funds must be provided.

Do I need a guarantor?

You only need a guarantor if you do not pay your full rent in advance. There are two payment options available at Property – full Payment or by installment. If you are paying for the full year ahead, you do not need to provide them with a UK guarantor. If you choose the installment option, they will ask you to provide them with a qualified UK guarantor, which is a common practice in the UK. This provides them with the security and knowledge that the rent will be paid in full even if you find yourself unable to pay for whatever reason.

Can you explain more about the relationship between housing hand and property?

Housing Hand works in partnership with Property as your UK rental guarantor. Property requires all students paying their rent in installments to have a qualified UK guarantor.

How much does the service cost with housing hand?

Housing Hand charges a one-off fee of 80% of a month’s rent. Up to 45% of this is returned to you at the end of your tenancy (first year 15%, second year 30% and third year 45%), subject to the length of your tenancy. Terms and conditions apply.

Each property has different services available with some including room and communal cleaning. Check out the individual page on your selected property, here you will find information on who cleans which areas. It is important to note that they mostly promote independent living therefore clean communal areas only in most properties.

Which room types are suitable for dual occupancy?

Many of their residences have rooms that are suitable for dual occupancy. You can discover where this is available on the residence and room pages. If you are taking a dual occupancy, then both occupants must be full-time students attending a UK educational Institution.

Can I book a place with my friends?

Yes, you can book your accommodation with your friends as a group. This is always popular and is subject to availability, they recommend you secure your preferred rooms or flat as early as possible to avoid disappointment. To reserve rooms next to each other or in a shared flat, they will need all your friends’ details including full name, contact details and university I.D.To make a group booking please call them.

Am I allowed to have guests?

Yes. It is your home, so you are allowed to have guests to visit you. They allow a maximum stay of 3 days with no additional charge. Visitor stays longer than 3 days are not allowed, sorry. Please remember that you are sharing your home with other students, and so whilst visitors are welcome, you will be responsible for ensuring they do not disturb any other residents or neighbours. You also take full financial responsibility if they cause any damage.

What’s provided in the bedroom? Do I need to bring my own bedding?

Typically, you are provided with a bed, a study desk and a chair, bookshelves, a wardrobe, and plenty of storage. Bedding is not provided, so please bring a sheet to cover your mattress, a pillow and duvet.

What are my options if I am struggling to live happily with my flatmates?
