Cooling Off Period
<p>1. If the property team receives a cancellation request <strong>14 days or more prior </strong>to the <strong>lease commencement date</strong>, any rent deposits will be refunded to the tenant within <strong>5 business days</strong> of acknowledgement of cancellation request.</p> <p>2. If the property team receives a cancellation request <strong>within 14 days</strong> of the the<strong> lease commencement date</strong>, they will charge a cancellation fee of <strong>2 weeks</strong> rent (paid in advance). Any monies paid over and above two weeks rent will be returned to the student within <strong>5 business days</strong> after the property team acknowledges the cancellation request.</p> <p>3. Once the property team acknowledges the cancellation request, the student's obligations under the Residential Agreement are released.</p> <p>4. All requests to cancel or amend a contract agreement must be made in writing to the property team providing the reason for the request.</p>
No Visa No Pay
<p>If you do not get a visa to come and study in Australia, you need to inform the property no later than<strong> 14 days before </strong>the start of the agreement and all rent paid will be refunded.</p>
Early termination by students
<p>1. After the start date, if a resident wishes to leave early (before the lease end date), the resident will be required to pay out the contract in full by the lease end date.</p> <p><br></p> <p>2. In the case of re-applications or renewals of contract agreements (for extending the continuous stay or a return stay at the property), once the resident has signed a Residential Agreement it is legally binding as a “fixed term agreement”. If the resident requests to cancel the signed Residential Agreement, it would be considered a break lease and the usual break lease terms will apply.</p> <p><br></p> <p>3. If a resident does not arrive on the start date to commence the Residential Agreement, and has not advised a later arrival date (within 48 hours of the lease commencement date). The Residential Agreement will be deemed to have commenced. The two weeks rent deposit or rent paid in advance for securing the contract will be applied as a cancellation fee by them. In the case the tenant continues to pay rent and bond (for a delayed arrival) and requests to cancel the Residential Agreement this would be considered a break lease and the usual break lease terms will apply.</p> <p><br></p> <p>4. The property may consider approving a break lease before expiry of the end date. The resident is required to submit a Break lease application form, providing a good reason supported by documentary evidence. Break lease approval will not be provided without a good reason acceptable to the property. In giving the approval, they may offer mutually agreed terms for the resident to agree for break lease, compensation and re-letting costs. Cancellation or Amendment of Residential Agreement after contract commencement Tenants can arrive after the commencement of the contract agreement, by advising the property in writing. Bond and rent payments are required as per the contract agreement to continue to hold the room for a delayed arrival.</p> <p><br></p> <p>5. In assessing the Break lease application, the property may consider some factors including proved ‘excessive financial hardship’, ‘unplanned withdrawal or termination from a place of study’, ‘cancellation of a student visa’ or ‘health and welfare related conditions’. Documented evidence will be required in all instances supporting any claims. All terms must be mutually agreed in writing between the tenant and the property.</p>
Replacement Tenant Accepted
<p>If the property offers to the resident to find a replacement student to mitigate break lease costs, the minimum balance of lease must not be less than 2 months. The approval may be given subject to room availability, housemates gender requirement, specially approved rent rates and other important considerations. All terms must be mutually agreed in writing between the tenant and the property.</p>
Other cancellation policies
<p><strong>Cancellation or Amendment of Residential Agreement prior to contract commencement: -</strong></p> <p>1. If the contract start or end date amendment request is received by the property 14 days or greater prior to the lease commencement date then they will amend the contract dates on the Residential Agreement subject to availability of the room type. Current publicly advertised rates at the time of the amendment will apply.</p> <p>2. If the contract start or end date amendment request is received by the property less than 14 days prior to the lease commencement date no change will be made and the contract agreement will commence as per the Residential Agreement. Alternatively, the lease will be cancelled, then two weeks rent, paid as rent in advance will be applied as a cancellation fee by them. They may offer a new contract agreement in place of the cancelled lease. The new lease agreement is subject to availability. Current publicly advertised rates at the time of the amendment will apply.</p> <p><br></p> <p><strong>Cancellation or Amendment of Residential Agreement after contract commencement: -</strong></p> <p>1. Tenants can arrive after the commencement of the contract agreement, by advising them in writing. Bond and rent payments are required as per the contract agreement to continue to hold the room for a delayed arrival.</p> <p>2. Cancellations and amendments to a Residential Agreement are not allowed after the start date of the lease, by which time the Contract will be deemed to have commenced. What do I need to bring with me?

Your clothing, bedding and any personal items you wish to bring. If you want to travel light, Property Management has bedding packs available for hire or purchase, so there's no need to bring anything big with you. All kitchens are fitted out with essentials such as pots, pans, plates, cups and cutlery.

Do you have a prayer room?

No, we do not have a dedicated prayer room, however, we can provide you with information on the closest places of worship.

What if I arrive late at night?

Our official check-in time is from 2 pm and check-out is before 10 am. As our reception is staffed 24/7 we will always be able to accommodate you at any time of the day.

Can you arrange my airport pick-ups?

Absolutely. We can arrange airport pick-ups for you. Just email your details to property management and they will advise you of the cost of the pick up at the time of the booking.

Will I be able to meet other people?

We have an extensive social calendar full of events organised by our activity coordinators. Some of our events include city tours, semester balls, theme park visits, cultural tours, sporting events, to name a few. You will have many opportunities to meet other like-minded students from across the globe.

Do you prepare my meals?

Each studio and apartment is fitted with kitchen facilities to allow you to cook for yourself to your own schedule and culinary needs. There are no catered options available but several food outlets are located within the buildings on street level and we frequently organise food nights as part of our community engagement program.

What internet options do I have at Property Management?

Free unlimited WiFi internet is available throughout all Property Management properties for you to use and you can have up to 3 devices online at any given time.

Are water, gas and electricity included in my rent?

Yes, all utilities including water, gas and electricity are included in your rent.

How often do I need to pay rent?

Rent is paid fortnightly in advance, with the exception of a 4-week contract where full payment is taken prior to your arrival. We will provide you with a rent schedule so you can plan for each of the rent payments.

How do I pay for my rent?

A two-week rent in advance payment can be paid via a MasterCard and Visa to secure your place at a Property Management residence. The ongoing rent can is to be paid from a bank account as long as it is from an Australian bank account.

Are the rental rates shown as per person or per apartment?

Your rental rate is per person, per week for all studios and apartments, with the exception of the Studio Executives and Studio Kings where the rent is for one or two persons.

Do I need to pay a bond?

Yes, you will be required to pay a bond which will be forwarded to the Residential Tenancies Authority (RTA). This is used as a security payment in the event of any damage, rental arrears or cleaning to the property is required upon your departure. If the apartment is left in an acceptable condition and your rent is paid up to date, then the bond will be returned in full.

Will I be bound by any residency rules?

Yes, you will be provided with a copy of the Residence Rules as part of your offer. Each Property Management resident is required to follow our Residence Rules.

What happens if I damage or break something?

If you damage or break any of our property then you will be required to pay for the repair or replacement. You will be given notice of this charge and it will be charged to your account. In the event items are damaged when you move out, the cost of repair/replacement will be deducted from your bond payment. If this amount exceeds the amount taken as bond, you will be required to pay any outstanding fees. If there is damage caused by multiple residents, then the cost to fix the damage will be divided between you and the others involved.

Can I check-in after the agreement start date?

Yes, however, your rent starts from the date of your tenancy agreement, whether or not you have checked in.

If I don't like the property what is the refund process?

You are bound by the Residential Tenancies Agreement. Property Management will endeavour to work out any issues with you within the guidelines set out by the Agreement.

If I pay the deposit and my visa is denied, will I get any refund?

Property Management will review your individual circumstance in order to determine the most appropriate outcome. If you notify us prior to 14 days before the start of the agreement then all rent paid will be refunded.

Will the price of my rent increase?

Your rent will not increase for the term of your contract however, all future pricing will be assessed each year.

Can I stay with you for less than six months?

Property Management offers Brisbane's most flexible living solutions, so we can tailor your contract length to as little as four weeks.

Can I stay longer than 12 months?

Yes, before your current contract has ended, you will be offered the opportunity to extend your stay.

Can I live there if I'm under 18?

Yes, all our employees have Queensland Government Blue Card certification, a background check that allows us to work with people aged under 18 years.

Can I live with my partner?

Yes, Property Management welcomes couples. Please take the time to look at our Rooms page to book an Executive Studio or a Studio King, which can be configured to accommodate couples.

Can I live there if Im on a working holiday visa even if I can prove Im studying?

Yes we welcome all students, as long as you can provide a proof of study enrolment.

Can I choose who I live with?

Yes, if you have a friend who also wants to stay at Property Management and you would like to live together then you are both able to make the request or email to property management so they can assist with your query.

Can I live with 3 or 4 of my friends in a 5 bed apartment?

Yes, we are happy to accommodate you and your friends if you wish to live together. If there are spare spaces in your apartment then we will find other students to fill the remaining bedrooms.

If I want to host a visitor, can they stay with me at Property Management?

Yes, you are permitted to have visitors, however you must inform us. If you have room-mates, you must seek the permission beforehand. In the event that any of your room-mates are not happy to have a visitor then your visitor will have to make other arrangements.

Can I have a pet?

No, for health and safety reasons no animals excluding guide, hearing or assistance dogs are permitted on the premises.
