How long does a viewing take?

Can I choose who I live with?

You can choose to live with your friends by selecting the same apartment when you book with them. Please note, this is subject to availability, so it’s best to book early to avoid disappointment!

Do I need to pay a deposit/bond?

Yes, when you book, you are required to pay a 2-week deposit to reserve your room, which will go towards your rent. You are also required to pay a bond (equivalent to 4 weeks' rent) before checking in. This will be registered with the RTBA (VIC), RBO (SA), or the DMIRS (WA) and held as a security deposit for the duration of your stay. It will then be refunded at the end of the tenancy provided you have no outstanding rent, damages to the room, or cleaning fees. If there are any damages to your room when you leave, you may be charged.

Do you provide single-gender only accommodation?

All of their properties are mixed genders but automatically split into single male or female apartments. If you would like to live with friends of mixed genders, they are happy to house you together. If you identify your gender, you can select your preferred apartment. However, this is subject to demand and flat availability, so they recommend getting in touch as early as possible with any requests.

Can I personalize my room?

As long as you are able to return it to its original state on check-out or you will be recharged for any damages.

Where can I smoke?

They don’t allow smoking or vaping inside your residence, including the common areas, e.g., rooftop terraces. However, you’re free to smoke outside of the building.

Can I keep a fridge in my room?

Additional fridges are only allowed in your room if they are for the purpose of storing prescribed medication.

Can I bring a pet?

They love fluffy animals, but they do not allow tenants to bring pets into the building.

What happens if something in my apartment breaks or doesn’t work?

Their friendly maintenance team is always on hand if something in your apartment breaks or doesn’t work. Just fill in a maintenance request form, and their facilities assistant will get to it as soon as possible.

Can I have friends or family to stay?

If you are in a shared apartment, you cannot have any overnight guests. If you are in a studio apartment and would be happy to share your double bed, you can have a guest for a night or two. They have a strict policy regarding guests sleeping on the floor due to this being a fire safety regulation.

Are the social spaces always open?

Most of their bike storage is inside their secure properties, so only residents can gain access. However, in some residences, their bike storage is outside on campus and where possible away from the main streets. In all cases, they recommend using a secure bike lock for extra security.

Do I need to do anything before I arrive?

Before you check-in, there will be documents available for you to complete on the portal. This is all the information you need to know regarding building rules, fire safety, post & parcel disclaimers, etc.
If you have not completed this prior to your arrival, you will not be able to check in and will be asked to complete it at reception before collecting your keys.

What documents do I need to check-in?

Before you arrive, they will ask you to upload some documents to the Student Portal. They will need to see a copy of your Confirmation of Enrolment from your institution and a copy of your Passport or other official ID. If you are an international student, they will need a copy of your visa.

What time can I arrive?

You can arrive any time after 2 pm (apart from Adelaide where you can check in at any time throughout the day) on the day your contract starts. There is an option to select your arrival time on the portal after you have completed your booking. Out-of-hours arrivals are possible, but please make sure you have completed all documents and payments for your booking and made arrangements with the team.

Can I bring family and friends with me when I move in?

Yes! Family & friends are welcome to help you move into your new home; however, they ask you to be mindful of other students.

Do I need to bring my own bedding and kitchen equipment?

Yes, bedding and kitchen equipment are not included in your room as standard. If you have booked a short stay, you can request bedding.

Can I move in before my contract starts?

In many cases, they can allow people to move in early at a daily rate, but you will need to contact the residence team to check if your room is available and change your contract to your new start date.

Where can I park when I’m unpacking?

When your move-in date approaches, they’ll be in touch to advise where you can park nearby to unload your belongings.

How do I pay rent?

If you select to pay your rent fortnightly, you'll need to register for Direct Debit before you move in, and then your payments will be collected automatically when they are due. Easy! If you choose to pay in full, you'll need to pay with a credit or debit card via the Student Portal.

Can I pay rent by bank transfer?

Are there any extra bills I have to pay?

Utilities, including high-speed Wi-Fi, are all included in your rent, so there’s no need to worry about paying bills on time. The only additional item to pay for is the use of the laundry machines when you do your washing. Parking may also be available at an additional cost; speak to the team for more information.

Can I sublet my room?

No—unfortunately, they do not allow students to sublet their rooms throughout their contract with them. If you find a replacement tenant, they will take care of the paperwork for them to take over your tenancy.
