Pay In Instalment

For 26-27 AY:-

1. Full Contract Payment

You can choose to pay the full cost of your accommodation in a single upfront payment. 

• Typically due one month before your contract start date 

• If you book after 1st August, the full amount will be collected at the time of booking.


2. Termly Instalments

Your total rent is divided into three scheduled payments, usually aligned with academic terms: 

• August 

• January 

• April


3. Monthly Instalments

Your contract value is spread more evenly across the year: 

• Usually 10 monthly payments 

• Some locations offer 12 monthly instalments


Important: 

• A guarantor is required for any instalment plan. 

• Bookings made after 1st August require the first instalment to be paid during the booking process. 


Rent Payment Dates

For a 51-week contract in the 2026/27 academic year, the expected payment dates are:

i) Full Payment: 1st August 2026 

ii) Termly Instalments: 1st August 2026 / 8th January 2027 / 20th April 2027 

iii) Monthly Instalments: 1st day of each month

Guarantor Requirement

For 26-27 AY:-

1. You need to provide a UK- based guarantor if you wish to pay your rent in instalments.

2. Property management can accept international guarantors at many of their residences.

3. A guarantor is a responsible adult who signs a legal agreement to cover your rent should you default. A suitable guarantor should:

• Be someone you know personally 

• Be aged 18–75

• Be employed full-time, self-employed, or receiving a private pension 

• Have a positive credit history 

• Provide proof of income 

• Provide proof of residence for the past 3 years

Please note: If you do not have a UK guarantor and an international guarantor cannot be accepted, you will be required to pay the full year’s rent upfront when applying.

Cooling Off Period

For 26-27 AY: -

For reservations made on or after January 1, 2026, the cooling-off period will be reduced to 48 hours from the time of booking. If you cancel within this 48-hour window, you will receive a full refund of your deposit.

If you request a cancellation after 48 hours, the above policy may apply depending on your personal circumstances, and a loss of deposit may occur.


For 25-26 Jan Intake (Short Term Lets): -

1. Reservation made prior to 01 st January 2026:

14 Days Cooling-off Period. You can cancel your booking by sending an email directly to the team within 14 days of signing your tenancy agreement. Should you decide to cancel your reservation within these 14 days you will receive a full refund of the deposit amount paid.


2. Reservation made after 01st January 2026: 

For reservations made on or after 01st January 2026, your cooling-off period will reduce to 48 hours only from making your reservation. Should you decide to cancel your booking within 48 hours, a full refund of your deposit will be made. Should you wish to cancel after 48 hours the above policy may apply depending on personal circumstances. A loss of deposit may occur.

No Visa No Pay

For 25-26 Jan Intake (Short Term Lets) & 26-27 AY:-

1. If you decide to cancel your reservation after the 14-day cooling-off period and should any of the following events occur, the below process will come into effect :

- your UK Visa application has been denied

2. If you secure your accommodation and then if for any of the reasons stated above are no longer able to attend your chosen higher education, official written evidence from the relevant VISA authorities/embassy must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision.

3. If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned.


No Place No Pay

For 25-26 Jan Intake (Short Term Lets) & 26-27 AY:-

1. If you wish to cancel your reservation after the 14-day cooling-off period and any of the following circumstances apply, the process outlined below will be implemented:

- You did not meet the required qualifications to secure admission to your first-choice university.

- You were unable to pass the required English language course for university admission.

- Your university place has been deferred.

2. If you have secured accommodation but are subsequently unable to attend your chosen higher education institution due to any of the reasons mentioned above, you must submit official written evidence from the relevant university and/or UCAS directly to the accommodation team within five calendar days of receiving the notification.

3. If the submitted evidence is deemed sufficient and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation, and your full deposit will be refunded.

Delayed Arrivals & travel restrictions

For 25-26 Jan Intake (Short Term Lets) & 26-27 AY:-

If you have secured accommodation but are unable to travel to the UK due to government - imposed travel restrictions, you must provide official written evidence from your chosen higher education provider confirming that you have canceled your studies and will not be enrolled at the university for the 2025/26 & 2026/27 academic year. This evidence must be submitted to the accommodation team before your tenancy start date.


Upon receipt and verification of the required documentation, you will be eligible to cancel your tenancy agreement, and your full deposit will be refunded.


Alternatively, you may request to defer the start date of your tenancy to the first day of the month in which the travel restrictions are lifted, allowing you to travel to the UK. This request must be submitted to the accommodation team before your tenancy start date, along with supporting evidence. Once approved, your tenancy start date will be adjusted accordingly, and a confirmation will be provided.


Please note: The cancellation policy does not apply in the following cases:

1. If you change your mind about your accommodation.

2. If you have booked alternative accommodation.

Replacement Tenant Accepted

For 25-26 Jan Intake (Short Term Lets) & 26-27 AY: -

1. If your legal contract start date has passed and you no longer wish to reside with the accommodation, you may be released from your tenancy if:

  • You find a replacement tenant to take over the remaining term of your tenancy.
  • The replacement tenant must be:
    A registered student.
    Willing to sign a tenancy agreement for the entire remaining term of the tenancy.
  • A deposit will be payable by the replacement tenant.
  • The accommodation team must approve the replacement tenant as suitable.

2. Once a suitable replacement tenant has been confirmed and all necessary agreements are signed, you will be released from your contractual obligations, and your deposit will be refunded in full, provided:

  • There are no outstanding accommodation fees.
  • The property is left in satisfactory condition.

3. If any fees remain unpaid or damage is identified, your deposit will be retained until such charges are settled.

Extenuating Circumstances

For 25-26 Jan Intake (Short Term Lets) & 26-27 AY: -

If you wish to cancel your tenancy after the legal start date due to extenuating circumstances (e.g., serious illness, unforeseen personal situations), your case will be assessed individually.

  • You must submit a written request directly to the accommodation team along with any required supporting documentation (such as medical reports or official notices).
  • The accommodation team will review the request and determine whether a tenancy release can be granted.
  • If a tenancy release is approved, your deposit will be refunded in full, subject to:
    The property being left in satisfactory condition.
    No outstanding arrears on your account.

If a release is not granted, you will remain responsible for fulfilling your tenancy obligations and must find a replacement tenant.

I appreciated my time at the Pavilion. The best part about the accommodation was the staff. They were very welcoming, approachable, and always available for any questions. Considering the location near the universities and right in the centre of town, and the rent price, the flats are outstanding. The flats are a little on the small side but generally much larger than other student accommodations in the same price range. I highly recommend this place. The team is helpful.

This is my third year staying in the pavilion and studying in Birmingham. I couldn't ask for a more amazing accommodation to stay in, it is clean and safe and the location is fantastic as you are right in the city centre and close to absolutely everything. The staff is superb at his job and is very helpful. The wifi is of a great standard, and so are the washing/laundry facilities - honestly couldn't recommend it more.
