Cooling Off Period

For 25-26 AY & 26-27 AY:-

1. The property offers a 5 day cooling off period. This means that you can cancel your booking within 5 days of signing your tenancy agreement, as long as you have not yet moved in.

2. The student may cancel their contract by giving them the written notice (which may be sent by post or email, but not fax) that the student wishes to cancel. The notice must reach to the property:

(a) By the end of the 5th working day after the day they confirm to the student that their accommodation booking has concluded. OR

(b) Before the 31st July before the start of the period of stay, whichever is sooner. When they start to provide the student with services the cooling-off period will end, even if the student completed the booking process only two or three days beforehand.

No Visa No Pay

For 25-26 AY & 26-27 AY:-

Once the cooling off period has expired, you can cancel your booking if your UK visa has been refused In these circumstances, the property will allow you to cancel your booking prior to the tenancy start date. Please send your Visa refusal documentation to the property within 72 hours of receiving it.

No Place No Pay

For 25-26 AY & 26-27 AY:-

Once the Cooling Off period has expired, you can cancel your booking prior to the tenancy start date if:

1. You have not acquired the grades to be offered a place at the chosen university.

2. You have failed to achieve the grades to continue your study at university.

In these circumstances, please provide evidence (UCAS notification) to the Residents Team within 72 hours of being notified.

Replacement Tenant Accepted

For 26-27 AY:-

The only other instance where you may be able to cancel outside of the cooling off period is if you are able to provide a replacement tenant to take over the remainder of your contract. You will not be able to explore this option if your rent account is in arrears.

The replacement tenant must not already be living in a property. You will be liable for all rent due up to the date the replacement tenant moves into the accommodation. If you can find a suitable replacement tenant, you may be entitled to a refund if you have overpaid for your period of stay. This will only be paid if you are not in arrears and if the replacement tenant has signed their tenancy agreement.

For 25-26 AY: -

If you want to terminate your agreement after the cooling off period, you can do so only after providing the property with a replacement tenant who agrees to take the accommodation for the remainder of the period of stay.

Please note:  You will have to pay a reasonable cancellation fee to the property along with any other sums owed.

How do I find out who I am living with?

They don't give out names for privacy reasons, but you can get a better idea of who you’ll be living with via their residents groups that are shared prior to check-in or by asking your site team to provide you with information such as gender, year and uni.

When can I move in?

Around two months before the big day, you will be invited to book a move-in slot. You can choose the time that works best for you. If you have specific needs around accessibility or travel arrangements, please let them know at this stage.

How do I book a viewing online?

Simply contact the amber agent to make a viewing appointment. You will receive a confirmation email if the viewing time is confirmed.

What if I have additional needs?

What do I do if I am not totally satisfied?

They want you to love your time living with them, but they understand they might not always get it right. They take all complaints seriously and will try their best to fix any issues as soon as they are made aware of them. For residents of their UK residences please visit their complaints procedure.

Can I have pets?

As much as they love pets, unfortunately, they're not allowed in their accommodation unless they are registered service animals - sorry!

You can, but please don’t invite someone to stay for more than 3 consecutive nights and double-check with any flatmates you have first.

Will my student flat be cleaned?

Your student room and any shared areas within your apartment will be spotlessly clean when you arrive, after that point it’s over to you! If you have any queries or need any advice, hints or tips please speak to their residence teams.

How do I log repairs?

Need something repaired? You can log any maintenance issues using the Concurrent App and their residence team will be on hand to respond to requests as soon as possible!

Can I smoke?

All their student accommodation is smoke-free, and this includes all types of E-cigarettes. You can find designated smoking areas outside the buildings or in the courtyards.

How do I connect to the internet?

All of their sites have a wireless network covering the whole building. On arrival, simply connect your devices to the wireless network. They also offer the option to connect using an Ethernet Cable, which you just plug into the network wall socket in your room.

Are my possessions insured?

In partnership with Endsleigh, they include free contents insurance for every Here! Student Living resident. To access your cover details and policy documents, simply register with My Endsleigh and you'll have access to view exactly what's included in the policy and have the option to upgrade the level of cover if needed. Their claims team is on hand to advise whenever needed.

Are any items banned on site?

For health and safety reasons, they don’t allow the following items: candles, incense burners, deep fat fryers and any electrical appliances that don’t comply with British standards and statutory regulations. They are also unable to accommodate E-scooters or any other alternatives. Please do not bring any of these on site; you will be asked to remove them.

Will anyone else access my room?

They carry out room inspections 3 times a year and occasionally health and safety checks. When they do, they’ll need access to your room. But they’ll always give you at least 24 hours’ notice and they’ll knock and announce ourselves before entering your personal space.

How big is the fridge in the studio? and is there any freezer space?

All studios come with a small fridge with a freezer compartment.

Can I bring my rice cooker/electric pressure cooker?

Please avoid bringing either of these items (or items of similar voltage). Their high voltage is dangerous and can cause electric shocks.

Do you do airport pick up services?

They don’t. However, all of their locations have excellent transport links. Depending on where you’re staying there will be buses, trains and taxi services available to you.

Do I need to move out over christmas and easter holidays?

No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement.

Can I stay in my room over the summer?

Yes, you can either book your room for a whole year (51 weeks) or, where available, on a shorter tenancy and then extend for the summer period. Just contact the amber team at your chosen location to see what they can do.

Also known as a 3/4 size bed, small doubles measure approx. 120cm wide x 190cm long.

How do I collect my post?

Depending on your location, post may be delivered directly through your door by Royal Mail or collected from on-site post boxes. They accept larger parcel deliveries at reception, but they accept no liability for loss or damage.

Is visitor parking available?

I have spent a pleasant 5 months at TOYBOX. The infrastructure is excellent. There is a recreation area, a study room and a self-service snack machine in the flat. The most important thing is that the reception staff are very welcoming. You can ask them for help with any problem. TOYBOX is also in a great location, only 5 minutes from a five-way train station. There is a Chinese supermarket downstairs and a Tesco 5 minutes away. Morrison and Marks and Spencer are only a 15-minute walk away.
