When is my rent due?

Your rent is due fortnightly on Wednesdays. Please refer to the rent schedule, provided in the confirmation email or on the payment setup first page, for the exact dates of your rent.

If you selected the semester in advance or full year in advance option, this is due before your contract commencement date.

Will I get a reminder for rent due?

Reminders are sent on Tuesday, the day before your rent is due every fortnight.

The contract dates don't suit me, can I negotiate?

All of their contract dates as advertised are non-negotiable.

What is First Year Exemption? Am I eligible?

If you are a domestic first-year student applying through UAC / VTAC / QTAC / TISC you may be eligible for First Year Exemption.

You are eligible if:
* You did not get accepted to the university
* Were accepted to another university
* The course is now wholly offered online (ie not being taught internally)

If your contract has not commenced you will be refunded your security deposit and cleaning fee where applicable. Please note the application fee and registration fee if applicable are non-refundable.

If your contract has started, you are liable for rent up to the date of notification / moving out of the village.
Your security deposit and associated fees (excluding application, registration, and cleaning fees where applicable) will be refunded.

Please note The First Year Exemption will not apply where you have accepted a University Offer but you elect to defer or withdraw from your studies. You must notify Property Management in writing (Resident Notification) within 5 days from the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates).

Will my room have an en-suite?

None of their shared rooms have en-suite facilities. There are bathrooms within the apartment that are shared between the residents. The studio apartments and 1 bedroom apartments have individual bathrooms for the respective residents.

How far is the property from the university?

The property is located on the university campus and is only a short walk from classes and university facilities.

What is the latest I can apply?

There is no deadline for applications; however, please note that once the property has reached capacity, you are only able to sit on the waitlist, and this does not guarantee you a spot with them.

Is there any heating/cooling in my room?

There is no heating in any of their rooms; however, residents are able to bring portable oil heaters with them if they would like. Each room is fitted with a ceiling fan for cooling.

Do they accept payments over the phone?

For confidentiality purposes, they cannot take payment information over the phone and do require payments to be made through the portal or through bank transfer.

Is there access to public transportation?

There is easy access to bus routes which run all over Sydney. There are express buses that run directly from the university to the city only a short 2-minute walk from the property; and, there is quick access to buses running to Coogee Beach and Bondi Junction.

Is there a cleaning service?

There is no cleaning service at the property. You are required to upkeep you personal areas yourself, and organise among the residents of the  apartment how to keep the common areas clean. There are inspections throughout the year, and if areas are deemed below standard, penalties will apply where relevant.

Is the property secure?

The property is A+ security with a staff member or resident assistant on duty at all times in case of an emergency.

Who has access to my room?

Every room is private with a lockable door - only you will have access to your room. If you are in shared accommodation, the communal areas will the be accessible to all tenants of the specific apartment.

Is there a curfew at the property?

The property is your home and you are welcome to come and go as you please.
Please note that they do have rules regarding Noise and Visitors within the property.

Noise Curfew
Residents must comply with all directions from Property Management in relation to noise minimisation, particularly in response to noise complaints from other residents of the property and/or neighbours of the property. 

Sunday - Thursday: 10pm*
Friday - Saturday: 12pm*

*during the exam periods, please note that these times do change and there should be no excessive noise within the property during this time.

Visitors
A visitor is defined as a person who is meeting with a resident for a short period of time, while a guest is defined as a person who is staying overnight with a resident in accordance with the Rules. All visitors are required to leave the property by 12 midnight (unless otherwise notified to residents by Village management from time to time). Any visitor present in the property after the specified time will be considered an “unauthorised person” to which Rule 52 (Overnight Guests & Unauthorised Occupancy) and Rule 69 (Trespassing) applies.

Is there a lock for the individual rooms in the shared apartments?

All of their rooms within the apartments have lockable doors.

Am I able to leave my belongings in my room before my contract starts?

You will not be able to access your room or leave any belongings in the property before your contract starts.

Can a couple live at the property?

Only the one bedroom apartments have the capacity for double occupancy. All of their other rooms are single occupancy.

Do I need to bring kitchen utilities, such as a kettle or toaster, with me?

The kitchens are already kitted out with basic amenities, such as the fridge and the microwave. However, you will need to supply your own utilities such as a toaster, kettle, and sandwich press for example. If you live in shared accommodation, you can always wait until you meet your roommates to organise a group shop to figure out what everyone has brought along with them.

If the office is closed on the weekend, how can I check in?

The office is open standard business hours on Saturday and closed on Sunday.

If you do plan to arrive outside of office hours, please call the Resident Assistant on duty.

If you plan to arrive very late at night or early in the morning, please give them as much notice as possible so they can ensure someone is there to welcome you.

Why am I required to make an application so early on?

They open applications early due to the high demand of students looking for residential accommodation. To secure a room at the property they recommend making your application as soon as possible, to ensure you don't miss out!

Where is the nearest swimming pool?

There is a swimming pool located on campus, about a 2 minute walk from the property complex. This facility is part of the gym complex on campus and you can purchases membership to use to pool. However, for those students who don’t mind a longer walk, Coogee Beach is 20 minutes from the campus by foot and it is free!

What type of heater am I allowed to bring?

You are allowed to bring oil heaters.

Fan heaters are NOT allowed in the property.

What common rooms and features are available at the property?

There are a some common areas shared by property residents. These are the:

"Old Tote": this is a 3 level student lounge that is open for use by all residents. It has the following features:

- TV Room

- Games Room

- Communal Kitchen

- Study Areas

E-library: located behind the property cafe, this is a designated study spot equipped with:

- Group study booths

- Plasma screen presentation screens

- Laptop connectivity

- Computers and Printers (these are utilised with the resident's student card)

Property Cafe: Open: M-F 6am - 5pm; S-S 7am-3pm

With gourmet coffee and fresh muffins and pastries, the Property Cafe has your daily choice of delicious specials.

What supermarkets are close by for me to purchase food?

There is a Coles and a Woolworths only a short 15 minute walk from campus at the Randwick shopping complex. There is also an IGA located on the campus, a quick 2 minute walk from the property. If you feel like treating yourself, there are also plenty of take-away joints and restaurants within walking distance of the property centre.

Can I live at the Village if I do not study at UNSW?

Unfortunately, they only accept students of the University of New South Wales (UNSW).

What fees do I pay to secure a room at the property?

Application fee: Paid for the first time you apply to stay with us.

Security Deposit: this amounts to 4 weeks rent and is held over the course of your stay in case of damage to the room. Where applicable, this will be refunded at the end of your contract.

Annual Cleaning Fee: this is held over the course of your stay and used to clean your room once you depart the property.

Payments made by Credit or debit card will also incur a card surcharge fee.

I will not be here for the whole year, are there other contract options?

We have multiple contract options suitable for a range of different stays, these are:

I am an international student who is new to the area, how can I travel from the airport to the property?

There is the option of a taxi from the airport to the property, at an approximate cost of AU$35.

There is also the 400 bus route from the airport that runs directly past the university. For concession cards this is approximately AU$1.75; for adults, it is a fare of AU$3.50.

You can also get the university pick-up service for your convenience.

How is this property different to the other options of residential housing on campus?

The property fosters independent living while also accommodating students just moving out of home for the first time. There is a strong communal attitude among the residents; however, it also helps students adjust to a more self-sufficient lifestyle where they look after themselves through their cooking, laundry and housekeeping duties. There are many options for residents to become involved in the property atmosphere, while also providing an environment where the resident can also choose not to participate and this is okay. In the case of any queries, the property team is always there for support in case the student is looking for assistance.

How are roommates allocated? Can i put in preferences?

Roommate allocations are conducted in accordance with any requests, such as: study preference, age, and gender. To make a request, you will be prompted to include these during the application process.

You will be advised of your room allocation upon moving into the village.

Please note that while they do endeavour to accommodate all roommate requests, they are sometimes unable to, and cannot guarantee or make any promises. They will do their best!

Can I bring my pet?

The property has a no pet policy – this includes fish.

If you have a service animal, please contact them in regard to the concessions that may be available to you.

Is there a phone in the room?

No, there are no telephones in any of the apartments.

Can I book a tour?

You can absolutely come and visit the property and meet their friendly team before making it your new home.

Do I need to find my own room mates?

No, you don't need to find your own room mates.

If you are interested in a shared apartment, they will try and allocate you with similar people to yourself.

If you do have people you want to live with, please put each other's names down in the room mate preferences in your application. Please note this is just a request, they cannot guarantee room mate requests due to high demand.

How much is it to do laundry?

There are two laundries located within the property, the washing machines cost AU$3.50 per load and dryers AU$2.50 per load.

Please note that their laundries are cashless. You will need to load money onto your UCard via the student portal or reception.

How does my rent get charged?

Your rent is debited from your Australian bank account or debit/credit card using the account details that you have nominated. Payments debited from a debit/credit card will incur a surcharge fee.

How much rent will I be charged?

Your payments are fortnightly and will cover the next two weeks of rent.

The first payment may include extra days to cover additional days until the next payment depending on your contract commencement date, please see the rent schedule.

Can I pay rent on a different day?

You can prepay your rent anytime before rent Wednesday and you should not be double charged if your account credit sufficiently covers your upcoming fortnightly rent payment and you have no unpaid debts.

Can I choose my own room?

During the application process, you are welcome to advise them of any flatmate requests. Please note that although they will do their best to accommodate requests, your room is not confirmed until the day you arrive at the property.

Is There Internet Access?

For your convenience, high speed wireless internet is provided a third party internet service provider. You can select and purchase the right package for you, depending on your needs and requirements. They suggest activating your account once you arrive at the village.

How do you accept payments?

Payments can be made through your account using a credit or debit card, please note that card surcharges apply. If you would prefer to pay via bank transfer.

All rent payments are direct debited from the nominated bank account or credit card under the 'Payment Setup' tab on the portal.

What is the application fee?

The Application Fee is a one-time processing payment that is made when you pay the security deposit. Please note that the application fee is non-refundable.

How can I prove I am a student?

When you arrive at the village you will be asked to provide your student ID card.
If you are a first year university student and have not received your student ID you must provide your letter of offer as your proof of enrolment upon check-in and provide your student card once you have received it.

What do I have to bring?

They recommend bringing the bare minimum when you first arrive, that way you and your new roommates can work out who buys what, to avoid a double up of certain items. However, below is a list of what you’ll need:

A photocopy of your ID, such as Passport or Driver's License to assist in your check in

Bedding/Linen including a pillow

Towels and tea towels

Food and household supplies - until you can arrange a group shop with your housemates

Cooking equipment, crockery, cutlery, glasses, cooking utensils etc.

Laundry supplies – some areas have clothes lines for communal use, all laundries have dryers

Toasters, irons, ironing boards, TV’s etc. – although some residents wait until meeting their roommates on arrival to share the costs of small appliances

Why do I have to pay a cleaning fee?

An annual cleaning fee is required to confirm your room at the property and is used upon your departure at the end of your residential agreement to cover remedial cleaning.

You will still be required to ensure you have conducted a general clean of your room prior to your departure to avoid extra cleaning charges.

Can I get financial assistance?

Unfortunately the property does not offer any financial assistance.

Are meals included?

The property does not provide catering. However each apartment has access to a fully equipped kitchen including a fridge, freezer, stovetop and microwave, so feel free to cook up a storm at any time of the day.

Can I have overnight guests?

Although they do not encourage overnight guests, they do understand that you may have someone stay from time to time. Please make sure that you sign your guests into reception upon arrival and sign them out on departure.

As per the property rules, you can have a guest stay no more than 2 consecutive nights in a 7 day period and they must be respectful of the property rules.

What If I miss a rent payment?

It is important to always pay your rent on time. If you know there will not be sufficient funds in your account prior to the rent date, please make sure that you email management so that we can make arrangements for you.

If your rent is processed and there are insufficient funds, please note that a AU$20 late fee will occur and you will receive a breach notice from property management.

Where do I park?

There is limited availability for parking at the property. Once you have been confirmed you will be able to place an application for parking; however, this fills up very quickly.

How Long Will It Take Me To Walk To The Library?

The property is located approximately a 2 minute walk to the library.

Is there after hours support?

There is always a staff member or resident assistant 24/7 for support at the property in case of emergency.

Will my apartment have a TV?

No, none of their apartments are fitted with a TV set. There are TV aerials located in the lounge room and bedrooms.

They recommend waiting until you have arrived at the property before purchasing a TV set as your flatmates may already have one that you can share.

Can I live here if I am under 18?

For domestic students, you must be at least 18 years old or turning 18 by the end of the semester you are moving in to be eligible to live at the property. In addition, a completed Guarantor Form must be submitted before the room confirmation can be processed.

For international students, they cannot accept applications until you have turned 18.

What is the security deposit?

If you receive an offer of accommodation from the property, a security deposit equivalent to 4 weeks rent is payable by you to confirm your accommodation.

This is your security to cover any damages etc incurred by you.

Your security deposit, less any charges, will be refunded after the termination date of your residential agreement.

How do I know my application is approved?

If you are successful, you will receive a letter of offer to stay at the property via email.

Please note, an offer can only be sent if all steps of the application process have been completed.

Can I have my room cleaned by a cleaner?

They encourage you to keep your apartment clean and tidy. If you require a cleaning service, this can be arranged with reception depending on availability.

How do I receive mail?

All mail is delivered to the property. It is sorted and each student will receive an email to let them know they have mail, and are required to come to reception to pick it up.

Whose responsibilitiy is it to take out the rubbish?

Living in shared accommodation means that everyone needs to pitch in to keep the apartment clean and tidy.

If there are apartment disputes you can arrange with reception to have their property management mediate an apartment meeting.

Can I smoke in the property?

Property has a complete NO SMOKING policy.

How often will my apartment be inspected?

Full apartment inspections will occur each semester. They will advise you prior to inspections occurring so that you have adequate notice.

What happens if I lose my key?

It's important to make sure that you always know where your keys are. If you do misplace your room key, please note that there is a AU$330 cost to replace your bedroom door lock and key.

This cost will be placed directly onto your account. If you have lost your swipe card, a temporary card can be provided during reception hours for a 1 hour period free of charge.

Please note a AU$20 lost swipe key charge will be added to your account if the card is not returned during this time. If you are locked out after hours, either call the after hours number or press the red button on one of the blue communication poles in the property to call the duty manager/security.

A AU$10 fee is placed on your account for lockouts after-hours. This must be paid within a week and we donate all lockout fees to a charity of your choice.
