    For 25-26 & 26-27 AY:- 1. You will have 7 days from making your booking to sign the Tenancy Agreement. The Reservation Rent is fully refundable if you cancel your booking within this period. 2. The property requires you to sign your tenancy agreement online within 7 days of receiving the Offer of Accommodation.

    For 25-26 & 26-27 AY: - This policy is applicable only to first-year undergraduate or postgraduate international students coming to the UK. 1. You must inform the property within 7 days of receiving notification that your visa application has been declined. 2. You must provide them with an official notification from the visa authorities. 3. The final date to submit this evidence is 30th August. If these conditions are met, you can cancel your booking, and the Property management will refund
  • No Place No Pay
    For 25-26 & 26-27 AY: - This policy is only available to first-year undergraduate or first year postgraduate students 1. You must inform the property within 7 days of receiving your university place rejection. 2. You must provide a written rejection letter from your chosen university/college to them. 3. The final date to submit this evidence is 30th August. If these conditions are met, you can cancel your booking, and the Property management will refund any rent paid.
  • Extenuating Circumstances
    For 25-26 & 26-27 AY: - 1. If you have any extenuating circumstances that prevent you taking your place at University or your room with them, you will need to provide evidence of your circumstances. 2. Cases of this nature are considered on a case by case basis by the property, please contact the residence you booked at to enquire and to understand what evidence they may require.

    For 25-26 & 26-27 AY: - In the unlikely event that the property have to cancel your booking, they will notify you in writing and provide you with alternative accommodation. If the alternative accommodation is not suitable, you will have the option to cancel your booking and receive a full refund of any rent paid.

    For 26-27AY :- 1. You must pay £100 to reserve the room (described as Reservation Rent). 2. Once the Tenancy Agreement has been signed, the Reservation Rent will be held until the first rental payment falls due under your Tenancy Agreement and will be offset against the amount due.

    9:00am - 5:30pm. If you would like to check in after hours please contact the property team in advance to arrange with the Resident Assistant.

    What do I need to bring?

    A physical form of ID or fast check in QR code, booking confirmation and ensure the pre check in process has been completed before arrival. Please check property's "moving in guide", it states everything you need to bring with you.

    Where can we park/unload?

    You can park in our carpark whilst you unload your car put please note you cannot keep your car here for a long period of time. Alternatively, there is a carpark opposite 'Quay Side House'.

    Where is Reception?

    Reception is located next door to the laundry room in Block D.

    Do you have trolleys?

    No they do not have trolleys.

    How do I get to my room?

    During the check in process you will be directed to your room and/or a member or staff will show you to your room.

    Do I need to pay before I move in?

    Yes, all payments need to be made before you can check in. They have a strict no pay no key policy. If you have decided to pay in full, the total payment will need to be paid before check in. The date will be outlined in your contract. If you have selected to pay in instalment's, the first instalment will need to be paid before check in. The date will be outlines in your contract.

    Can my family stay with me when I first check in?

    Yes but they will need to be signed in at reception. Only 1 person per room and for 3 consecutive nights only.

    No.

    Am I able to get support with my luggage on arrival?

    Staff will be able to help.

    Do you provide an airport shuttle service?

    No they do not.

    How do I check in out of hours?

    You will need to contact a member of the team in advance, so we can arrange this with the resident assistant. Once all steps have been completed, staff will provide an email with check in information, including the resident assistant contact number.

    It is located in the car park.

    What is the internet speed?

    The property use Glide wi-fi, please check their website. it is free wi-fi.

    Yes - they property have CCTV not security.

    Does the rent include property insurance?

    Yes.

    What is the property insurance?

    Yes it includes contents insurance. You must confirm your cover and know what is included within this through Endsleigh Insurance, the number one student insurance provider.

    How much is the parking?

    The property do not provide parking, if you require permit parking you will need to contact the council to ask about pricing.

    Is there an age limit for moving in?

    No, as long as you are a full time student there is no age limit. Resident has to be 18 years or over.

    Can I bring pets?

    No.

    Can I bring family members?

    Yes, 1 guest is allowed for 3 consecutive nights per week but they must be signed in on system in reception.

    Can I move in with an academic visit visa?

    Yes. Evidence of the visa will be required.

    Can I move into my apartment early?

    There is limited availability for early arrivals and all enquiries must be discussed with on site team (Academic bookings only).

    How many floors does the building have?

    The property have 4 blocks, our highest building is 4 floors including the ground floor (Block B and C). The other 2 buildings (Block A and D) are 3 floors (including ground).

    What documents do I need?

    You will need to provide proof of your student status and other forms of identification. Your guarantor will need to provide a photographic evidence and a bill/bank statement with correct name and address.

    What room types are there?

    The property have 1 silver ensuite rooms, all the rest are single ensuite rooms.

    Are there female only shared flats?

    Depending on our bookings they can try and arrange this for you, the earlier you book a room the more preference you will have.

    Is there a well-being and assistance app?

    The Student Assistance Programme is a 24 hour helpline from Health Assured to support you. There is also their app you can download.

    Where is the Smoking Area?

    On green area or on pavement where bins are located.

    What should I do if the fire alarm is sounding?

    Leave the building as quickly and as safely as possible and meet at the assembly point - Quay Side Carpark.

    Are the trains loud to live right by (site specific)?

    The property is not next to the train station - train station is 15 minute walk away.

    Is there staff 24/7?

    Reception staff will be in the office Mon-Fri 9am-5:30pm but outside of these hours our resident assistant will be on site to help assist.

    No.

    If I receive online shopping packages, will the front desk help with the collection?

    Your parcel will be scanned in the parcel safe system and kept in the parcel room. You will receive a code which you will need to use on the i-pad to collect your parcel from staff.

    Can I have parcels delivered before I arrive?

    Monday - Friday 9am-5:30pm.

    How do we report a problem out of hours?

    Depending on the severity, you can email the team with your problem who will respond when the office re-opens. You can also contact the Resident Assistant or the Out Of Hours number.

    Residents will need to collect their parcels from staff in the office and enter their collection code into the Parcel Safe i-pad to sign for it.

    How can we use a vacuum cleaner?

    You can book it out on your portal account under "resources".

    The key fob will give you access to your building , flat and the laundry. You will have a physical key for your bedroom door.

    The deadlock in the room will need to be twisted clockwise to lock and anticlockwise to unlock.

    Staff can help with any queries on how to use appliances.

    How do I keep my room clean. Do you offer a cleaning service?

    What do I do with my rubbish/recycling?

    All of the flats are shared so you will be sharing with 5 other people and we host a lot of student events which is a good opportunity to meet people.

    Your room should be left the way it was when you first moved in.
