Cooling Off Period

If the applicant hasnt already checked into their accommodation, all licence agreements will have a<strong> 7-day</strong> cooling-off period in which they can be terminated, beginning on the date the licence agreement has been signed.</p> <p>b. If the licence agreement is terminated within the cooling-off period the applicants liability under the licence agreement will come to an end, but reserve a right to forfeit all or part of any payment made towards their first weeks rent if a replacement resident is not found before the original tenancy start date.</p>
No Visa No Pay
<p>a. International applicants whose licence agreements are signed on or before <strong>26 August 2023</strong> can terminate their licence agreement if they are unable to obtain a visa to study in the United Kingdom after having made reasonable efforts to obtain one.</p> <p><br></p> <p>b. For licence agreements starting on<strong> 24 September 2023,</strong> the applicant must notify Property in writing no later than <strong>26 August 2023 </strong>with their intention to terminate due to this reason. For licence agreements starting before <strong>24 September 2023</strong>, the applicant must notify Property in writing no later than<strong> 28 days</strong> before their tenancy start date with their intention to terminate due to this reason.</p> <p><br></p> <p>c. Evidence of failing to obtain the visa must accompany the notification to Property, to be verified by Property staff. This evidence may include but is not limited to: i. An email from the visa issuing office.</p> <p><br></p> <p>d. Once verified, the applicants licence agreement will be terminated. If one weeks advanced rent has been paid, this will be refunded.</p>
No Place No Pay
<p>a. Applicants in their 1st year of study whose licence agreements are signed on or before <strong>26 August 2023 </strong>can terminate their licence agreement if their university place is withdrawn.</p> <p><br></p> <p>b. For licence agreements starting on <strong>24 September 2023</strong>, the applicant must notify Property in writing no later than <strong>26 August 2023</strong> with their intention to terminate due to this reason. For licence agreements starting before <strong>24 September 2023</strong>, the applicant must notify Property in writing no later than <strong>28 days</strong> before their tenancy start date with their intention to terminate due to this reason.</p> <p><br></p> <p>c. Evidence of the university place being withdrawn provided by UCAS must accompany the notification to Property, to be verified by Property staff.</p> <p><br></p> <p>d. Once verified, the applicants licence agreement will be terminated. If one weeks advanced rent has been paid, this will be refunded.</p>
Replacement Tenant Accepted
<p>a. If a resident wishes to cancel their licence agreement, they can find a replacement tenant to cover the remaining length of the agreement at the same weekly rate. Once found the replacement tenants application can be processed.</p> <p><br></p> <p>b. Replacement tenants must be eligible students and apply online through the booking portal.</p> <p><br></p> <p>c. Property will release the original resident from their licence agreement once the replacement tenant is fully signed up. This includes but is not limited to:</p> <p>i. The new applicant has provided details of a guarantor (if applicable)</p> <p>ii. The new applicant has completed a right to rent in the UK check with our partner NSL (if applicable).</p> <p>iii. The existing resident has paid any outstanding rent up to the termination date.</p> <p>iv. The new applicant has paid for any rent due for the period.</p> <p>v. The new applicant has signed a licence agreement and checked into their accommodation.</p> <p><br></p> <p>d. The onus is on the resident to find the replacement tenant.</p>

All buildings are mixed sex with the exception of Goldsmiths House which is female only. At mixed sex sites you can request to be located in a single or mixed sex section. You will need to tell us this when making your online application.

Do any of the buildings allow smoking?

All of buildings are no smoking buildings. To smoke youll have to leave the building.

The Wi-Fi in all buildings reach speeds up to 150 Mbps throughout.

What do I have to bring with me when I move in?

Each resident will need to bring your their own bedding and kitchen items when they move in.

What size are the rooms?

The room sizes vary per building. We suggest you look at each buildings page to get a better idea of the available rooms and typical room sizes.

What utilities are included?

Your rent covers water, electricity, gas (if applicable) and W-Fi. However, if you want to bring a TV youll need to pay for your own TV license.

Who does the cleaning?

All communal areas are cleaned daily at our sites except for at Park House, which is cleaned once a week. We dont clean your rooms, but we do have a communal vacuum cleaner you can use.

Do I need a guarantor?

You will need a guarantor if you want to pay your rent in instalments. The guarantor should be UK based. You will be able to provide your guarantors details when you complete your online application.

Will I receive a refund on my first weeks rent if my place at university is withdrawn?

Yes, if your university place is withdrawn, you can request to terminate your licence agreement up.
