3. The rest of the security deposit will be refundable after inspection less any charges and deductions once the student moves out.

Pay In Instalment

1. If the Student has UK based guarantor the student can opt for monthly installment plans.

2. If the student does not have a UK-based guarantor, they can pay in 2 half-yearly instalments or pay the whole rent upfront.


Note:- This contract is a 54 week tenancy and the rent needs to be paid quarterly in 4 installments. Groups only.

Guarantor Requirement

To book a room UK-based guarantor is required if the student is paying in installments.


To be eligible to act as your guarantor:

1. They must be residing in the UK and have a UK bank account.

2. You must provide the address of the guarantor and their proof of residence.

3. The guarantor whose details you provide must be able to guarantee the lower of:  The total sum of rent payable by you to your landlord over the period of one year; or The total sum of rent payable and Deposit by you to your landlord over the period of your tenancy if your tenancy is less than one year.


In instances where you are not able to provide a guarantor situated in the UK, you will be required to pay 6 months rent or the whole rent upfront.
