Cancellation Policies
  • No Place No Pay
    If a student is not accepted into the University they may cancel their room reservation: Deposit will be returned in full by property team. The student must provide proof of non-acceptance (e.g., university rejection letter) to the property management within 72 hours of receiving notification that they will not be attending the university.
  • No Visa No Pay
    If a student is not granted a visa to study in the UK: Their room booking will be cancelled. The deposit will be refunded by property team, provided official proof of visa refusal is submitted to the property management within a stipulated timeline.
  • Replacement Tenant Accepted
    If a student wants to cancel their contract for personal reasons (e.g., choosing other accommodation or commuting): 1. You must find a replacement tenant. 2.The student remains contractually bound to pay rent until:  a) A new tenant is found  b) The new tenancy is signed  c) Deposit is paid  d) And the new tenant checks in 3. Once the new tenant is checked in, the original deposit will be refunded to the student by property team. Please Note: Charges may apply for process
  • Other cancellation policies
    1. If a student must leave University for medical reasons and therefore are unable to continue their studies, the student will be released from contract and the deposit will be returned. 2. They must provide proof (Doctors note and University letter to verify that they are no longer a student) to the property that they are being released on medical grounds and are no longer studying within the University.

Payment in full Without a Valid UK Guarantor: If you do not have a valid UK guarantor, you are required to pay the full rent amount in August, two weeks prior to your contract start date. 2. Payment in instalments: 3/8 instalments With a Valid UK Guarantor: If you have a valid UK guarantor, you have the option to pay your rent in either three or eight instalments. Three Instalments: Payments due in August, January, and April. Eight Instalments: Payments due in August, October, November, December, January, February, March, and April.

    Guarantor Requirement

    The property allows UK based guarantors, international guarantors and 3rd party guarantors like Housing Hand. To be a guarantor, a person must: Be resident in the UK for a minimum of 1 year Be over 21 years of age Be a homeowner or in full time employment Provide a copy of photographic identification, such as a passport, driving licence or ID badge Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill

    Security Deposit

    1. To secure you booking you will need to pay a £150 deposit and it is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms. 2. The deposit you pay when making the application cannot be used towards a rent instalment as this is secured with a deposit protection scheme for the duration of your tenancy. Please Note: Your deposit will be returned to you after your tenancy agreement has ended and your room has been inspected. The amount returned to you will depend on any outstanding charges and any damage found in your room or the communal areas of your apartment/studio. Please see your tenancy agreement for more information. The deposit can take up to 28 working days to be credited at the end of your tenancy period.

    What time of the day can I move in?

    You can arrive at anytime of the day as they have a 24/7 onsite team who will check you in.Do I need a TV licence?

    What can I do if my student loan hasn't arrived yet?

    You can defer your rent instalments to be in line with your student loan payments if you wish. All requests for deferred payments must be made by 1st August in each academic year to the property team.

    You will be required to provide evidence of your student loan schedule to the property team for the payment plan to be set up.

    You will be required to pay two weeks' rent 14 days before your contract start date, which will be deducted from the balance of your first instalment on the agreed date.

    Please note that deferring your rent must be prearranged and agreed with the property manager before your move-in date. If no arrangement has been made, rent is due as per your tenancy agreement.
