Cancellation Policies

Cooling Off Period

A 14-day cooling-off period applies from the date the contract is signed by the resident, guarantor (if applicable), and the property. Cancellation within this period qualifies for a full refund of the booking fee.

No Visa No Pay

Cancellation is allowed if the student does not obtain a visa and is therefore not permitted to study at their chosen university. Written confirmation from the university is required to confirm non-acceptance on the course.

No Place No Pay

Applies if the student’s university place is withdrawn due to not achieving the required grades. Prospective undergraduate students whose offer is withdrawn due to not meeting entry grades may request release from the contract. Written confirmation from the university is required as proof.

Replacement Tenant Accepted

Early termination is allowed only if a suitable replacement tenant is found and approved. The outgoing tenant must find the replacement tenant. The replacement tenant must: Be enrolled as a full-time university student. Be over 18 years old. Sign and accept a new contract. Pay all amounts due under the contract. Provide a guarantor if applicable. Refunds are processed only after the replacement tenant has: Signed the contract.

Pay In Instalment

Instalment payment is available only with a UK-based guarantor or an approved alternative such as Housing Hand. Available payment options: 1 instalment 6 instalments 10 instalments Termly instalment Payment due dates depend on contract dates and the selected payment schedule. The first instalment must be paid on the date specified in the contract. Students cannot move in until: Full rent is paid upfront, or The first instalment has been paid.

Guarantor Requirement

A UK-based guarantor is required to pay by instalments. Housing Hand is accepted as a third-party guarantor alternative. Without a guarantor, full rent must be paid upfront before move-in. The guarantor is liable for unpaid rent and tenant covenant breaches until the tenancy ends. Guarantor documents required: Passport Visa Bank statement Income proof (pay slips)

Do I have to sign a contract?

Once you have completed your online booking a contract will be sent to you, You will then need to log into your booking, check all your details are correct, read through your contract, upload the requested documents, and sign the contract online.

Are there any chargeable extras?

If you wish to bring your car, they have plenty of spaces and they will be monitored by CCTV. They do charge £100 per year for a permit - please make sure you remember to secure a space. They have a managed laundry service which is an easy cashless system so you can wash and dry your clothing, bedding, and towels - just top up your card online. They will be doing termly room inspections and any damages will be added to your account and you will be required to pay them.

Is there security?

Yes, there is 24/7 security, either in person or on call. The building is also fob access only.

Is there somewhere for my parcels to be delivered?

Yes, the reception team will be able to take parcels in on your behalf.

How much space will I have to store food in the communal areas?

All residents will have a lower cupboard, a top cupboard, and a drawer as well as freezer and fridge space.

What size is the bed?

The beds are 4ft. double beds.

How close is the accommodation to Lancaster University?

The accommodation is directly opposite the Health Innovation Campus at Lancaster University and is around 0.5 miles from the Welcome Centre. There is a also bus stop located opposite the building. It will take around 5 minutes to walk to the Health Innovation Campus.
