Payment and Fees
Booking Deposit
A holding deposit is required to reserve the property. The holding deposit amount is equivalent to one week's rent. The holding deposit is calculated as: Monthly rent × 12 ÷ 52. The holding deposit is deducted from the first rent payment, which is due before the tenancy starts. The holding deposit is refundable after 15 days if the landlord decides not to rent the property to the tenant. The holding deposit will be withheld if the tenant: Provides false or misleading information. Fails referencing. Withdraws the application. Fails to take reasonable steps to agree within 15 days.
Security Deposit
A security deposit equivalent to 5 weeks' rent is required (where annual rent is less than £50,000). The security deposit is held and protected by Finns, the letting agent. The deposit covers: Damages. Cleaning charges. Rent arrears. Other charges that arise or are overdue on the tenant's account at the end of the tenancy.
Pay In Instalment
Rent payments are accepted only every month. Students can no longer pay more than one month's rent upfront. The rent is payable monthly on or before the due date.

Guarantor Requirement
A UK resident guarantor is required to rent the property. The guarantor must: Live in the UK. Have an annual income of approximately 3 times the annual rent. Have sufficient disposable income to cover the tenant. The guarantor must provide: Personal financial information through referencing. Name and contact details. Identification and financial suitability information. Guarantor agreement. If a student does not have a suitable guarantor, they can use Rent Guarantor, a third-party guarantor service available at a cost. The contract with the guarantor company must be arranged directly by the student.
Additional Fees
A £50 fee applies for each requested tenancy amendment. If the work involved exceeds £50, reasonable additional costs may apply. Tenancy amendments may include: Change in occupier. Adding or removing a clause in the tenancy. Obtaining permission from the landlord. Late payment charges apply for rent payments more than 14 days overdue. Late payment charge is calculated at 3% above the Bank of England annual percentage rate for each day the payment remains outstanding.
