    When will the deposit be returned after move-out?

    The deposit will be returned after the tenancy ends and the room is inspected by the management, minus any charges or deductions for damages. It may take up to 30 working days for the refund to be processed and received.

    Are utility bills included in the rent price?

    All utility bills, including gas, electricity, water, WiFi, and TV licence, are included within the rent price.

    Is Council Tax included in the rent?

    Council Tax is the tenant’s responsibility. However, full-time students are generally exempt from paying Council Tax for the duration of their official course period.

    Who is eligible to live at the property?

    Residents must be full-time students to live at the property. Bookings can be made whether a student has a conditional or unconditional offer.

    What happens if a student is under 18 at the start of their tenancy?

    If a student turns 18 in the first semester of university, their booking can be accepted without restrictions, provided an adult over 18 acts as a co-signatory on the tenancy agreement and accepts its terms. Students under 18 may also be accepted at certain properties, subject to the management’s Policy for Students under the Age of 18.

    Is dual occupancy allowed, and what are the requirements?

    Free dual occupancy is offered in a limited number of one-bedroom apartments, provided both residents are students. Both occupants must provide their details during booking, sign the tenancy agreement, and maintain student status for the entire booking period. Partners who are not full-time students are not permitted to live in the accommodation.

    Yes, all apartments are designed to allow residents to choose who they live with. Bookings are accepted for the entire household only. Residents can apply for a multi-bed apartment alone; however, in that case, they will be responsible for the rent of the entire apartment.

    Is tenant contents insurance included, and what does it cover?

    The management provides contents insurance for tenants by partnering with Endsleigh insurance. Residents will receive policy details in their move-in pack outlining what is covered.

    What kitchen amenities are included, and what do residents need to provide?

    All apartments include ovens with hobs, a fridge, a sink, and ample storage for pots and pans. Residents will need to provide their own pots, pans, cutlery, and utensils.

    What is included in the bedroom setup, and what do residents need to bring?

    All bedrooms include a standard UK double bed (135 x 190 cm). However, residents will need to bring their own bedding and mattress protector.

    Are TVs provided in the apartments, and is a TV licence included?

    All properties include a smart HD TV in each apartment, and the TV licence is included.

    Who is responsible for cleaning the apartment, and are cleaning services offered?

    Keeping the apartment clean and in good condition is the tenant’s responsibility. However, room cleaning services are available at some properties for an additional charge, unless otherwise stated as included in the rent.

    Is car parking available on-site, and is it included in the rent?

    On-site car parking is available at some properties, but it is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate from the tenancy agreement.

    Is smoking permitted within the accommodation?

    Smoking is not allowed within the accommodation; however, there are designated smoking areas located outside of the buildings.

    Are pets allowed in the accommodation?

    Pets are only accepted if tenants can provide a landlord reference demonstrating that they will not cause any cleaning issues or damage to the property with their pet.
