    For 26-27AY :- This policy is only available to first-year undergraduate or first year postgraduate students 1. You must inform the property within 7 days of receiving your university place rejection. 2. You must provide a written rejection letter from your chosen university/college to them. 3. The final date to submit this evidence is 30th August. If these conditions are met, you can cancel your booking, and the Property management will refund any rent paid.
  • Extenuating Circumstances
    For 26-27AY :- 1. If you have any extenuating circumstances that prevent you taking your place at University or your room with them, you will need to provide evidence of your circumstances. 2. Cases of this nature are considered on a case by case basis by the property, please contact the residence you booked at to enquire and to understand what evidence they may require.
  • Other cancellation policies
    For 26-27AY :- In the unlikely event that the property have to cancel your booking, they will notify you in writing and provide you with alternative accommodation. If the alternative accommodation is not suitable, you will have the option to cancel your booking and receive a full refund of any rent paid.
  • Cooling Off Period
    For 26-27AY :- 1. You will have 7 days from making your booking to sign the Tenancy Agreement. The Reservation Rent is fully refundable if you cancel your booking within this period. 2. The property requires you to sign your tenancy agreement online within 7 days of receiving the Offer of Accommodation.

    All utilities – electric, gas and water – are included in the rent on a ‘fair usage allowance’ with hot water available 24 hours per day. Heaters are controlled individually by the tenants in their rooms. High-speed internet and Wi-Fi are provided throughout the building, including bedrooms, with ethernet cable connection in bedrooms.
    Council tax is not payable by students; however, some councils may charge tenants out of term time, and the tenant will be liable for any council tax charges incurred.

    You will be responsible for providing a TV licence should you use a TV in your room/apartment.

    Will I have internet in my room?

    Broadband and Wi-Fi are available throughout the building, 24 hours a day.

    How do I access the internet?

    Wi-Fi is available throughout the accommodation. Wired connections are available via an Ethernet cable connected to the wall socket in your room; simply open your web browser and follow the instructions. Upgrade options are available. Internet is provided by third-party companies with a 24-hour support line; details are provided in the welcome pack.

    When can I move in?
