A deposit of £500 must be paid to book your room. End-of-tenancy refund: refundable within 10–14 working days after the tenancy ends, provided the room is returned in good condition with no outstanding charges. Deductions may be made for: cleaning charges; damage to furniture or walls; missing keys or fobs; outstanding rent or utility charges. A full breakdown of any deductions is shared with the student following the room inspection. Cancellation-related refund: refunded in full, minus applicable charges (e.g., the £50 Tenancy Takeover administration fee), if the cancellation is approved within the cooling-off period or under a listed exception. No refund is issued if the tenancy has started and the cancellation does not meet the policy conditions.

Guarantor Requirement
All tenants will be required to provide a UK-based guarantor if they choose to pay in instalments rather than paying the full rent upfront. A guarantor will be responsible for putting right any breaches of tenancy, including non-payment of rent if the tenant fails to meet the tenancy obligations.
