<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p><strong>Cancelling within the Initial Cancellation Period (‘Cooling Off Period’)</strong></p> <p>You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’.</p> <p>Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit.</p> <p><br></p> <p>Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on where it is up to in the process of securing it with the tenancy deposit scheme, and we cannot influence the speed of this refund.</p> <p><br></p> <p><strong>Cancelling after the Initial Cancellation Period (‘Cooling Off Period’)</strong></p> <p>If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.</p> <p><br></p> <p><strong>IMPORTANT: </strong>Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision.</p> <p><br></p> <p>Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at.</p> <p><br></p> <p>While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy.</p> <p><br></p> <p>If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of <strong>£50</strong> for the variation of the contract. <p><strong>For AY 26-27 :-</strong></p> <p><br></p> <p>If the student’s place at the university is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:</p> <ol> <li>A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.</li> </ol> <p><strong>Note:</strong> The tenant must send the documents to the property team via email within <strong>3 days </strong>from the date the relevant Visa rejection correspondence is received and MUST be received before <strong>20th September</strong> for academic year bookings</p> <p><br></p> <p><strong>For 25-26 Jan Intake ( Short Term Lets):</strong></p> <p>No Visa No Pay will depend on property discretion.</p>
No Place No Pay
<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p>If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the university is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:</p> <ol> <li>Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.</li> </ol> <p><strong>Note: </strong>These document(s) must be received by the property via email within <strong>3 days </strong>of your results being published (and no later than <strong>28th August</strong>, whichever date is sooner).</p>
Replacement Tenant Accepted
<p><strong>For AY 25-26 &amp; AY 26-27:-</strong></p> <p><br></p> <p>1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.</p> <p><br></p> <p>2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from your tenancy agreement, and the property will refund your deposit.</p> <p><strong>Note: </strong>There is a <strong>£50</strong> variation of contract fee which the property team will recover by retaining part or all of your deposit.</p>

Can I book if I'm under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. They can accept under 18s in some of their properties subject to their policy for students under the age of 18.

How do you allocate rooms?

When applying for a room you will be asked a series of questions to determine the type of room/flat that you require, along with any special requests you may have. Please note that special requests cannot be guaranteed except where you have a disability as defined and covered under the Equality Act 2010. They will attempt to meet your allocation needs as far as practicably possible, should you have a defined disability. What can I bring?

You can bring most of your belongings but some electricals aren't suitable for their properties. Non-UK compliant electricals such as rice cookers are not suitable for use with UK power outlets and this can cause fire risks.

Can I request to move rooms during my tenancy?

You would need to make a formal request to the accommodation team of the property you are residing in. If you request to move rooms during your tenancy you will also be issued with new documents confirming the details of the room move which you will need to sign or accept online. Should your new room be more expensive, then you and your guarantor shall be liable for the higher rent from the date you are given access to it.

Do I have to move out during the holidays?

Your room is yours for the full contract period and you don’t need to move out during academic breaks.

Do I need to pay council tax?

If you are a qualifying full-time student, you will be exempt from paying council tax. You must provide them with your council tax exemption certificate which your university will be able to arrange. If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come, first-served basis.
