Cancellation Policies
  • No Visa No Pay
    If the student’s visa application is rejected, the cancellation request may be reviewed on a case-by-case basis. The refund of the Advance Rent Payment (ARP) is subject to approval by the property after assessment of the circumstances.
  • No Place No Pay
    Applicable only to first-year prospective undergraduate students. Eligible if the offer from the preferred higher education institute is withdrawn. Conditions: Must find a suitable replacement tenant for the remaining tenancy. Replacement tenant must: Be at least 18 years old. Be enrolled as a full-time student at a university near the accommodation. Enter into a tenancy agreement. Pay all dues under the agreement.
  • Replacement Tenant Accepted
    Tenant is responsible for finding a replacement. Replacement tenant must: Be at least 18 years old. Be a full-time student at a nearby university. Sign a tenancy agreement for the remaining term. Pay all dues. Provide a guarantor where required. Tenancy takeover must be completed within 7 days. If not completed within 7 days: Original tenant remains responsible for the room. An administration fee is required. Refunds will

    If the cancellation is due to the student’s own decision, including: Choosing not to attend university Choosing not to travel to the UK Voluntarily cancelling the booking The Advance Rent Payment (ARP) is non-refundable.

    Booking Deposit

    An advance payment of £250 is required to secure the room. This amount must be paid online during the booking process via card. It will be adjusted against the first rent payment and is non-refundable.
