What is included in my rent?

All-inclusive utility bills and Wi-Fi is all included in your rent! so there’s no need to worry about paying bills on time. The only additional item to pay for is use of the laundry machines when you do your washing. Residential Life Program and activities including many free events for residents only (some events may attract a ticket fee).

Where can I smoke?

We don’t allow smoking inside your residence or at our common area, but you’re free to smoke outside .

Can I bring my pet?

You’ll unfortunately have to leave your beloved animals at home – we have a no pet policy across all of our sites.

Can I live with my friends or specify preferences for my roommates?

Of course! Just state your friend’s names on your application, with them doing the same too. We’ll try our best to meet your preferences but it’s not always guaranteed and is subject to availability.

What payments do I need to make when applying?

When you book, you are required to pay a 1-week deposit to reserve your room which will go towards your first rental payment. You are also required to pay a bond (equivalent to 4 weeks rent) within 2 weeks of the deposit payment. This will be registered in Victoria with the RTBA (Residential Tenancies Bond Authority), and in South Australia with the CBS (Consumer and Business Services) and held as a security deposit for the duration of your stay. It will be then be refunded at the end of the tenancy, provided you have no outstanding rent, damages to the room or cleaning fees. If you book a short-stay you do not need to pay a bond. Though a deposit will be required. If there are any damages to your room when you leave you will be charged accordingly.

Who can stay at the accommodation?

If you’re a full or part-time student, enrolled at a recognised educational institution, we’d love you to come live with us! We will need to see a copy of your Confirmation of Enrolment (COE) or Acceptance Confirmation from your institution as part of the booking process. If you are an international student, we will also need a copy of your visa. Student under 18:This City accepts domestic students who are under 18 years of age from any university. If you are an international student under 18 years of age, please contact them directly for more information.

What is the rent schedule mentioned in the contract?

Rent schedule refers to the required instalment payment date, rent is required to be paid in advance on this date.

Can I have additional occupant staying with me throughout my lease?

The rates indicated on the website are for per week and per person. You can indicate in your booking process that you wish to add an additional occupant (sharer). The additional occupant is required to pay $50/week for rental. Do note that the additional occupant (sharer) needs to be a student and only certain room types can accommodate additional occupancy. When can I move in?

You can move into your room from the date your contract starts, only if you have paid your correct rent amount and provided all documents. If you’re unsure of when your contract starts, your contract can be viewed in your portal account’s ‘Messages’ section. If you wish to move in early, you will need to contact our friendly site team to check if your room is available and change your contract to your new start date. Additional fees may apply to account for the increase in duration of stay.

Can I store luggage at my site?

Due to us getting your room ready for when you arrive, we will not be able to store any luggage at any of our sites. You will be able to move your belongings into your room once you have collected your keys.

Are there any documents I need to bring with me?

Before you arrive, we will ask you to upload some documents to the Student Portal. We will need to see a copy of your Confirmation of Enrolment or Acceptance Confirmation from your institution and a copy of your Passport or other official ID. If you are an international student, we will need a copy of your visa. – we just need to know we’re handing your key to the correct person!

What if I’m arriving out of office hours?

If you think that you’ll be arriving out of office hours, you will need to speak to your site team – their contact details will be listed in the arrival pack you’ll be informed about via email nearer the start of your tenancy. Each site has different out of office services so you will need to speak to your site directly about it.

Where do I get my keys from?

You will collect your keys from your site’s reception unless otherwise stated by your site or Sales team.

Can I bring family and friends with me during move in?

Yes! Family & friends are welcome to help you move into your new home, however we ask you to be mindful of other students.

Can I have guests staying over?

Of course! You can have any one guest staying overnight for 2 nights in any 7 day period – they must be signed in and out at your reception. Please note that this is subject to our guest policy in our house rules, and all guests are to abide by our house rules. for a dual occupancy room, no overnight guest is permitted at anytime.

How safe is our accommodation?

At the accommodation, the safety of our students always takes priority. All of the entrances to our residences are monitored by CCTV 24 hours a day, and all apartment doors secured with electronic locks operated with a key fob. We also aim to always have residential assistants ready on site, even outside of office hour, should you ever need extra support. We also have fire alarm tests and inspections on fire safety practices regularly across all of our residences.

Is there bike storage?

Where can I park my car?

You may park at the car park situated at 33 Bedford St, North Melbourne VIC 3051 which is less than a minute's walk away from their property. For more information on the parking rates, please refer to the rates stated on Secure Parking.

How do I receive parcels and post at my site?

We’ll sign for your parcels/letters at your site’s reception during working hours, our Residential Assistants will then process the parcels/letters in the afternoon and you’ll receive an email notification from us – please bring along your photo ID when collecting parcels at the reception. We can only sign for parcels on your behalf if the parcel has your name and you room number on it. Therefore, when ordering items online, please make sure you provide the shipper with your full name and correct room number. Parcels without full details will not be signed for.

Where can I do my laundry?

Do you provide communal Cleaning in apartment?

The communal areas of your apartment are your responsibility. All common areas and facilities will be cleaned by us on a daily basis.

What happens if something in my apartment breaks or doesn’t work?

Our friendly maintenance team is always on hand if something in your apartment breaks or doesn’t work. Just fill in a maintenance request form and our facilities assistant will get to it as soon as possible.

Can I stay at my site until my contract end date?

Yes, of course you can! All students are allowed to stay with us until the end date of their contracts. On the last day, rooms must be vacated, and keys handed to reception by 10am. All residents will be required to have a departure inspection on their room at the end of their contract . Departure cleaning fees will apply.

How do I get my bond back?

Village Melbourne City and East End Adelaide will initiate a bond return which will be done within 10 business days after you leave the rented property. All residents are emailed a link to the claim details. Click through to accept or request changes to the claim and enter in your bank details for the bond refund. Once all tenants/residents have agreed, the RTBA/CBS will deposit the money into the nominated bank account(s) within a few business days. If there are any damages to your room when you leave you may be charged

Do I have to pay for the damages?

We want to make your stay with us as enjoyable as possible. Our on-site maintenance team will attend to your requests. We don’t charge for “fair wear and tear” of our properties or fixtures. However, if something gets damaged through abuse or misuse, we’ll repair or replace the item and will charge for doing so. The behaviour of guests is the responsibility of the tenant who has welcomed them into the property. Any charges that result from a guest’s behaviour will be charged to the respective tenant. If there’s a charge that applies to the shared area within a apartment and we’re unable to establish the responsibility, the charge will be shared between all of the apartment’s tenants. All charges will be applied to your account and payment will be due within 30 days of this date.
