No Place No Pay
<p><strong>For First-Year Undergraduate and Postgraduate Applicants</strong></p> <p>If you are a prospective first-year undergraduate or postgraduate student and your offer of a place at your chosen university or higher education institution is withdrawn due to not meeting the required entry grades, you may be eligible for a full release from your tenancy agreement. <strong>To qualify:</strong></p> <p>1. You must provide written confirmation from your university or UCAS (such as a rejection letter or a screenshot showing your UCAS status)</p> <p>2. This evidence must be submitted within <strong>3 calendar days</strong> of your results being published and no later than 28th August (whichever comes first)</p> <p>3. You must send your cancellation request from the email address used to <strong>your property’s email address i</strong>f already in residence</p> <p>4. If you're choosing to attend a different university due to exceeding your expected grades, you may also be eligible for cancellation. In this case, you must provide proof of acceptance at the new university via <strong>UCAS Adjustmen</strong>t.</p> <p>5. Once your documentation has been received and verified, your tenancy will be cancelled without penalty, and your deposit will be refunded in full <strong>within 30 days.</strong></p> <p><strong>For Second-Year and Returning Students</strong></p> <p>1. Once your booking is confirmed and the security deposit has been paid, your tenancy agreement becomes legally binding.</p> <p>2. You may cancel your booking within a 7-day cooling-off period from the date of booking. To do so:</p> <p>3. Email your cancellation request to your property’s email address (if already in residence). If cancelled within this period, your full deposit will be refunded</p> <p><strong>Please note: </strong>Deposit refunds may take several weeks, depending on the status of the deposit within the Tenancy Deposit Scheme.</p>

<p>If your tenancy has already started and you have <strong>not</strong> collected your keys, you will remain liable for rent until a suitable replacement tenant is secured.</p> <p>If your visa is revoked after you have collected the keys, you must inform the property team within <strong>48 hours</strong> of receiving official notification, either by emailing property management or your property’s designated email address if you are already in residence.</p> <p>You must provide written or emailed confirmation of the visa revocation, including official documentation from <strong>UK Visas &amp; Immigration</strong> and a letter from your University confirming your release.</p> <p>In such cases, you will not be able to stay in the property; however, you will remain rent liable until a suitable replacement tenant is found or until the end of any applicable legal notice period under current legislation.</p>

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space.
