Will the room be furnished?

All rooms are furnished with a double/single bed, wardrobe or built-in storage, chest of drawers, desk, chair and bedside cabinet (space permitting). If a flat is chosen, additional relevant furniture along with a microwave, toaster and kettle will be provided.

Kitchen Sink Blocked?

Remove excess food from the plug hole, and use a lightweight drain clearing product available from most supermarkets. Avoid tipping fats and food waste down the drain.

Bathroom Sink / Shower / Bath Blocked?

Remove any hair or other debris that may have collected in the drain. If there is standing water in the bathtub, use a plunger to clear the clog.

Toilet won’t flush?

Check that the handle and flushing assembly inside the toilet tank are intact. If the chain from the handle to the assembly has become disconnected, re-connect it. Also check the water supply lines at the rear of the toilet to ensure the water is turned on.

No water pressure from taps?

Remove the aerator from the end of the faucet spout and clean out any debris. If the water has been turned off due to maintenance, ensure it is turned back on.

Circuit breaker tripped?

Switch the circuit breaker first to the OFF position and then back to the ON position. If that does not work, turn off all appliances on that circuit, then turn the breaker OFF and back ON again. Always check appliance manuals for guidance on protecting appliances from power surges when breakers are reset.

Can the room be personalised?

Personalisation is permitted, but the room must be returned in the same condition as it was at the beginning of the tenancy. Rooms are inspected by the caretaker. Any damages incurred will be charged to the resident.

Can overnight guests stay?

Visitors are permitted for up to 2 nights per week. Confirmation of guest details should be provided to staff for fire safety purposes. The main office should be contacted via telephone or email. Accommodation is not designed for children under 16 years of age. Children must be supervised at all times by a responsible adult, and access to high-risk areas requires prior arrangement. Under the Terms of Occupancy, the property management reserves the right to refuse entry to any non-resident.

Can pets be brought into the accommodation?

Pets are not permitted within the accommodation.

What if a TV is brought in? Is a TV licence required?

TV licences are not provided for televisions in bedrooms or kitchens. Individual licences must be obtained by residents for televisions used in rooms. Further information is available from TV Licensing, Bristol BS98 1TL (0300 790 6098). However, a communal TV is available in the open-plan living rooms of all flats in Carr Mills, along with a communal cinema room at Langdale Hall and Langdale Courtyard.

What if the resident is absent from the halls?

Residents are free to come and go but are expected to indicate any prolonged absence and cooperate with safety and security arrangements. Informing the property manager of absences longer than 24 hours is advisable and helps provide peace of mind to other residents.

Can move-in take place before the contract start date?

Early move-in is possible, subject to availability. The lettings team should be contacted to confirm arrangements.

What happens if rent cannot be paid on time?

Residents must contact the property team immediately if unable to pay rent on time. Support will be provided to work out a solution. If rent remains unpaid, the guarantor will be liable for the outstanding balance.

Do residents need to move out during Christmas or Easter holidays?

Residents may remain in the accommodation throughout the holiday periods.

Is internet provided?

High-speed fibre internet is supplied by ASK4 and is included in the rent.

Is council tax applicable?

Full-time UK and international students are exempt from council tax. A valid student certificate must be submitted to the accommodation provider shortly after enrolment. Failure to provide the certificate may result in liability for council tax.

Are utility bills included?

All utility bills are included in the rent.
