Standard Bookings: A full refund will be provided if cancellation occurs within 7 days of the original booking date. 2. Peak Booking Periods: For bookings made during designated peak periods, cancellations must be made within 48 hours of the original booking date to receive a full refund.     For 25-26 AY & 26-27 AY:- If your Visa has been refused then you will need to contact your accommodation team within 5 days of the refusal with the evidence of the refusal in order for your cancellation to be processed and deposit refunded.

    For 25-26 AY & 26-27 AY:- First-year undergraduate students only 1. If you do not achieve the required grades for your chosen university, you may cancel under this policy: a) notify property management within 5 calendar days of your results being published. 2.     Security Deposit

    For 25-26 AY & 26-27 AY:- 1. You need to pay a deposit (GBP 150 for En-suites and GBP 200 for Studio) to secure your room with the property. 2. This will be refunded, within 10 days, to you at the end of your tenancy period less any rental arrears or costs for damage caused to your room/communal areas. Note: The deposit amount is subject to change based on availability.

    Pay In Instalment

    For 25-26 AY & 26-27 AY:- 1. If you have a UK guarantor then you are able to choose between 4 or 9 instalments. 2. If you do not have a guarantor then you will need to pay in full and prior to your arrival. The instalment due dates are as follows: - 9 Instalment Option: 1. August: 10% of total rent 2. September: 10% of total rent (or 20% if booked after 14 August) 3. October: 10% of total rent 4. November: 10% of total rent 5. December: 10% of total rent 6. January: 10% of total rent 7. February: 10% of total rent 8. March: 10% of total rent 9. April: 20% of total rent 4 Instalment Option: 1. August: 10% of total rent (or before AST start date) 2. September: 34% of total rent 3. January: 34% of total rent 4. April: 22% of total rent Please note: 1. For tenancies of less than 40 weeks a maximum of 4 instalments will be offered. 2. The exact details (due date and amount) can be found in your tenancy agreement. 3. Students can never move in without having paid their rent 1 week prior to their arrival date.

    Mode Of Payment

    1. Payment Options - Pay in Full - Instalment Plan - Choose between 4 or 9 instalments, payable via Direct Debit. 2. Direct Debit (Preferred Method) - A Direct Debit mandate must be set up from a UK bank account. - This will be sent along with your Assured Shorthold Tenancy (AST) agreement and rent schedule. - No additional charge is applied for Direct Debit payments. 3. Debit Card Payments via StuRents Online Portal - UK GBP Payments: - A flat fee of £1.50 applies for all booking fees, deposits, or manual rent payments made via debit card from the UK or EEA. - Non-GBP / International Payments: - A flat fee of £1.50, plus a card fee of up to 2%, applies for payments made from outside the EEA.

    Guarantor Requirement

    For 25-26 AY & 26-27 AY:- 1. To pay in instalments, you are required to provide a qualified UK Guarantor. 2. Housing Hand (a third-party company) can act as your guarantor if you do not have a qualified UK Guarantor. The Housing Hand guarantor service can be selected during your tenancy application. 3. The property does not accept international guarantors. Please note: The property reserves the right to reject nominated Guarantor applications if the requested information is not provided and the nominated Guarantor does not meet the minimum requirements. The minimum requirements for a Guarantor are: • UK resident in full-time employment (including Self Employment Status) • Retired (subject to financial status shown on Proof of Address)

    Additional Fees

    For 25-26 AY & 26-27 AY:- Property Management offers dual occupancy in all studio units. An additional fee of £50 per week will apply. Utilities fee: A reasonable usage of utilities is included. Excessive use may be recharged.

    No. You will need to arrange external storage if needed.

    Can I leave my items if I've rebooked?

    Only if you have a summer short stay tenancy, or a summer storage contract to cover the gap between contracts. Speak to your team.

    Forgot to add something to the inventory?

    You will likely be charged. Always complete the inventory form thoroughly at check-in.

    What if something is broken in the kitchen?

    Damages are charged. Shared kitchen items are split unless one person accepts full responsibility.

    What do I need to do before check out?

    You should: Clean your room and kitchen Remove all personal items Sign out at Reception

    What is the latest checkout time?

    Usually 2:00 PM — confirm with your onsite team.

    When do I check out?

    You must check out before your tenancy end date. You can leave early. Please ensure you are signing out at Reception, speaking to your Accommodation team, or using the check-out form emailed to you before your check-out date.

    When do I provide my Council Tax Exemption Certificate?

    Within 7 days of registering at your university, submit it to your onsite team. You will be emailed with guidance after check-in on how to get your Council Tax exemption certificate from your relevant university. Please note that without submitting this you will be liable for Council Tax.

    When can I check in?

    From the start date of your tenancy — you don't need to arrive that day, but your room will be ready.
