    A 7-calendar-day cooling-off period applies from the booking date. If any security deposit has been paid, it will be refunded in full if the booking is cancelled within this period. The refund timeline depends on tenancy deposit scheme processing. Note: A 2-week cancellation period applies from signing. From August, this changes to a 7-day cancellation period.

    Prospective first-year undergraduate and first-year postgraduate students may be released from the tenancy agreement if their university or higher education institution withdraws their offer because they did not achieve the required entry grades. Prospective first-year undergraduate students may also be released from the agreement if they attend a different university through UCAS Adjustment after exceeding their expected grades.   • Early termination by students
    Students may terminate their tenancy after moving into the accommodation by serving two months’ written notice. The notice must align with a rent period and expire on the last day of a rent period. Notices should be submitted in writing, ideally by email. The notice must include: Full name. Property address. Intended departure date. As contracts are rolling, the minimum stay is two months.

    Booking offer lapses if deposit and checks not completed within: 5 calendar days during normal booking periods. 1 calendar day during peak results/clearing (August–September).     Guarantor Requirement

    A guarantor is required for most bookings. A UK-based guarantor is accepted. Company guarantors are accepted. Students require a UK guarantor whose annual income is at least 42 times the monthly rent. Alternatively, the guarantor must be a homeowner. Working professionals must earn at least 30 times the monthly rent annually or provide a guarantor. The guarantor must: Be resident in the UK for at least 1 year. Be over 21 years of age. Be a homeowner or in full-time employment. Provide photographic identification. Provide proof of a UK address dated within the last 3 months. Have an annual income equivalent to at least 42 times the monthly rent. Housing Hand is accepted as a third-party guarantor service for students who cannot provide a UK guarantor. Sponsored students may use their sponsor instead of a guarantor, subject to approval. Students must provide a student ID or evidence of being a full-time student.
