The necessary paperwork should be completed within 15 days of payment of the holding deposit, unless a longer period is agreed.
The security deposit is calculated as 5 weeks' rent of the chosen apartment. The holding deposit is credited towards the security deposit, with the remaining balance payable after the reservation is confirmed. The deposit is protected by The Deposit Protection Service (DPS). The deposit is returned at the end of the tenancy if the apartment is returned clean and undamaged. Deductions may be made for damage beyond fair wear and tear, missing contents, unpaid rent, damage to the building, or cleaning where the tenant has breached their obligations. The landlord or agent will inform the tenant within 10 working days of the tenancy ending if they intend to withhold all or part of the deposit.
The tenancy agreement example specifies 17 weeks' rent payable 10 days before the commencement of the term. A further 17 weeks' rent is payable on or before 2 January 2018.
