For 24-25 AY: -

1. Payment in full. This will be due on 1st August 2024

2. Payment in 2 installments due on 1st August 2024 & on 1st February 2025.

3. Payment in 4 installments due on 1st August 2024, 2nd October 2024, 19th January 2025, & on 15th April 2025.

Please note: -

1. For 44-week tenancies, a 10% surcharge will apply if you choose the installment plan option.

2. For 51-week tenancies, a surcharge based on the room type will apply if you choose the installment plan option.

Cooling Off Period

Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; your cooling off period is 5 days from the date of booking, for bookings made until 27th May 2025, and 48 hours for bookings made on or after 27th May 2025.


Please note - Clearing Room Cancellation Policy: -

There is no cooling-off period for the Clearing Rooms.

No Visa No Pay

If you are declined a Visa to study in the UK, by UK Visas and Immigration, you may cancel and obtain a full refund if notice is provided to the property before 16th August 2025, unless:


1. You did not complete all necessary steps required by UKVI to complete your visa application

2. Your university was unable to issue you with a CAS Number to obtain your visa owing to you not completing all necessary steps to complete your application to study.


Please note: -

1. You must supply suitable proof to the property in writing within 48 hours of being made aware of the change in circumstances and they may request additional information to support your cancellation request to satisfy ourselves of the circumstances of your request.

2. If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student.

No Place No Pay

If you are declined a place to study at a university located in the same city as your accommodation, you may cancel and obtain a full refund, unless:


1. You are declined a place for any reason other than not meeting the academic requirements to obtain a place (including, but not limited to, academic or other misconduct, financial reasons, or withdrawing from your application or course)

2. You did not complete all necessary steps required by your university to complete your application in time.

3. The Occupation Period outlined in your Licence Agreement has begun.


Please note: -

1. You must supply suitable proof to the property in writing within 48 hours of being made aware of the change in circumstances and they may request additional information to support your cancellation request to satisfy ourselves of the circumstances of your request.

Do you do short-term contracts?

Property have some studios available with shorter contracts in property residences across the UK and Spain. Perfect if you are only studying for a term at a time or on a language course that lasts a few months. 

What happens if I forget to pay on time?

Can I book my room close to my friends?

At property, you choose your own individual room from property availability, so absolutely! Get in touch with property Lettings team and property can help you select a room close to your friends.

Do I need a guarantor to book a room?

No, you don’t need a guarantor to book a room at property.

Do you charge a deposit?

Property don’t charge a deposit to live at property. However, if any damage occurs while you live in the room, you will be expected to pay for any damages caused before you check out. The Advance Licence Fee payment that you pay when you book your room is a pre-payment of the first 2 weeks of your contract and therefore isn’t refunded at the end of your stay.

Can I leave early and get the remainder of my license fee back?

Unfortunately, you are committed under the license period to pay the full license fee. Property may have a waiting list of people that would like to take over your booking which would then relinquish you from your contract. Property cannot refund your license fee until a replacement is found to take over your booking. Are utility bills included at property?

Yes! property is all-in.

How secure is my room?

Your room is absolutely secure. All door entry is key fobbed, property have CCTV and property on-site staff are available at reception or patrolling the building 24 hours a day. Their job is to protect you and the building at all times.

Can I smoke or vape in my room?

No. As per UK Legislation, it is against the law to smoke indoors. Also, as per your Licence Agreement, it is not permitted to smoke or vape inside any property building. There are designated smoking areas at each of the developments which you are welcome to use.

Are events planned for residents?

Property organise events for all properties, for every day of the property weeks. From PT classes, to craft workshops and cooking classes, there’s an event to spark everybody’s interests. Do you offer airport pick-up/drop off?

Unfortunately property do not offer airport services, however all of property buildings are located centrally and are easily accessible by public transport or taxi.

What are the payment options?

When you book your room, you’ll be offered the choice of paying in One (Annual) or Four Instalments. You’ll pay for the first 2 weeks of your contract when you book – this is the Advance Licence Fee.

During the booking process, you’ll be presented with the payment due dates and amounts dependent on the building and instalment option that you’ve chosen.

When it’s time to pay, you can simply make your payment via card or bank transfer via your property account. Property have a number of payment methods dependent on the country your bank is located in – but these include all major credit and debit cards, and if you’re an international student, even bank transfers to a local bank in your home currency!

What is your cancellation policy at property? Can I cancel if I’ve already booked or paid?

Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached) to property mail.

Once you have booked and your cooling period has elapsed, you are bound into a legal licence agreement which requires you to pay for the full period of the licence agreement. Property suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you contact property to discuss on call.

If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.

Clearing Room Cancellation Policy

There is no cooling-off period for property Clearing Rooms.

You can only cancel free of charge in line with the “No Place, No Pay” policy above.

Outside of these terms, in order to cancel you must organise a replacement student to take over your contract and take over the liability for the License Fee (and you will still be responsible for all payments until a replacement is found). For the avoidance of doubt, if at any point you have checked in to your booking, you are no longer eligible to cancel free of charge and must find a replacement student.

If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.

Is there WiFi in the room and how fast is it?

All property buildings offer a superfast Wi-Fi connection which allows you to stay connected wherever you are in the building; in your studio, around the residence or in the hub space.

Do I need to pay for a TV license and council tax as a student living at property?

If you plan on watching/recording any live terrestrial TV or on BBC iPlayer, you will need to pay for your own TV Licence. You can set up your TV Licence. You only need a TV Licence if you’re living in the UK. If you’re living in Spain, you do not need to buy a TV Licence. You shouldn’t need to pay council tax in the UK as a full-time student. Property might ask for evidence of your student status at any point during your stay in order to ensure you are exempt from council tax.

This is the last day of my stay at Portland House and I have been here for 51 weeks. During this time I have had a great stay, I love the interior of my studio and the cleanliness of the common areas. My favorite part is the two floor-to-ceiling windows in the studio, the view and the light are great. Also, I was very well looked after by the management team, they were all very friendly and welcoming and I appreciate the work they did, which helped me a lot. I will miss it all when I leave here, thanks Portland House!

Portland House is a great place in Exeter for students. The studio rooms are spacious and lively and it's in a great location which is close to the city center. They have all the amenities from study space to a game room, a place for Netflix and chill, and a gym. There are always events happening on the weekdays which is fun and it's a cool place to find new friends. The front desk is available 24/7 and the queries are resolved on time.
