    For AY 25-26 & AY 26-27: 1. The deposit amount varies depending on the property. To find the specific cost for your chosen room, please refer to the Contracts section under the Tenancy Price on the room page. 2. Once paid, your deposit is protected by a government-approved deposit protection scheme for the duration of your tenancy. Please note that this deposit cannot be used towards your rent instalments. 3. At the end of your tenancy, the deposit will be returned to you: subject to the terms of your contract, after a room inspection. Any deductions for damages or outstanding charges will be outlined in your tenancy agreement. Refunds can take up to 28 working days to process. 4. Your deposit is securely held by a recognised scheme, such as the Tenancy Deposit Scheme (England and Wales) or Safe Deposits Scotland. You’ll receive an email with your deposit repayment ID, which you’ll need to authorise your refund and provide your bank details. Please note: 1. Please include your full name and student ID as the payment reference. Note that international transfers may incur additional charges from your bank, so please account for this when making payment.     For AY 25-26 & AY 26-27: A. The property requires you to have a valid UK Guarantor if you wish to pay in installments. B. If you are unable to provide your own UK Guarantor, the property recommends the service of Housing Hand. C. The property does not accept international guarantors. Please Note: Your UK guarantor must: - 1. Be a resident in the UK for a minimum of 1 year. 2. Be over 21 years of age 3. Be a homeowner or in full time employment 4. Provide a copy of photographic identification, such as a passport, driving licence or ID badge 5.     For AY 25-26 & AY 26-27: 1. If you have a UK guarantor, you're eligible to pay your rent in three instalments, with the first payment due three weeks before your check-in date. 2. If you do not have a UK guarantor, you’ll need to pay your rent in full at least six weeks before your tenancy start date. Please ensure that all rent due has been paid before you arrive to check in. Note: In some cases, alternative instalment plans may be available. Please contact property management to discuss your options.

    Additional Fees

    For AY 25-26 & AY 26-27: Dual occupancy is available for most rooms that are 23sqm or larger. Both applicants must apply separately and clearly state in their applications that they are requesting dual occupancy.The total rent will be calculated as the standard room rate plus an additional £50 per week, then split evenly between both occupants, unless specified otherwise.

    Does my rental price include car parking?

    On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.

    Can I book if I’m under 18?

    If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it.

    Can I purchase bedding and kitchen packages?

    Yes you can order a package to be waiting for you upon arrival on their starter kit ordering portal.

    What do I need to bring with me?

    Is there car parking facilities for when I move in?

    Some properties have car parking facilities available for a small charge, please speak to your property team directly if you would like to reserve car parking.

    Does my rental price include room cleaning?

    Room cleaning services are available at some properties for an additional charge, unless stated as being included with the rent.

    Are pets allowed?

    No pets of any kind are permitted at management, except registered assistance dogs.

    Do you provide summer accommodation?

    Do I have to move out in the holidays?

    Your room is yours for the full contract period and you don’t need to move out during academic breaks.

    Does my rental price include insurance?

    Contents insurance is included at some properties which will be specified in your tenancy agreement.

    Do I need to pay council tax?

    If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange.

    If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

    Can I move in before I pay my rent?

    All rent that is due must have been paid when you check in. If you are having difficulties or this will be a problem, please contact the property as early as possible who will assist you.

    Can I book a room without a viewing?

    Yes, you can book rooms online using the 'book now' option, which only takes around five minutes.

    How long does a viewing take?

    A viewing usually takes around 15 to 20 minutes, however you can spend as long as you wish viewing the property.

    What will I be shown on my viewing?

    The property team will guide you around the building and show you the social areas, outdoor spaces and on-site facilities as well as the rooms you would like to see (dependent upon availability). Please be aware that some rooms and apartments that you view may be occupied by their current residents.

    I'm in a different country, how do I view a property?

    They offer a Online viewings for those who cannot view in person. Just click 'Arrange a Viewing' and from there you can choose the Online option and organise a time and date that suits you.
