1. The property does not offer any cooling off period, once you sign your Tenancy Agreement, you will enter into a legal agreement with the Landlord, and will be liable for the full rent due for the Residential Period.
2. You will have 7 days from making your booking to sign the Tenancy Agreement. The Reservation Rent is fully refundable if you cancel your booking within this period.
3. The property requires you to sign your tenancy agreement online within 15 days of receiving the offer of accommodation.
For AY 23-24 (STLs): The property does not offer any cooling off periods, all contracts are legal and binding.
Eligibility: This policy is applicable only to first-year undergraduate or postgraduate international students coming to the UK.
Conditions:
1. You must inform the property within 7 days of receiving notification that your visa application has been declined.
2. You must provide them with an official notification from the visa authorities.
3. The final date to submit this evidence is 30th August 2024.
Outcome: If these conditions are met, you can cancel your booking, and they will refund any rent paid.
Eligibility: This policy is only available to first-year undergraduate or first year postgraduate students.
Conditions:
1. You must inform the property within 7 days of receiving your university place rejection.
2. You must provide a written rejection letter from your chosen university/college to them.
3. The final date to submit this evidence is 30th August 2024.
Outcome: If these conditions are met, you can cancel your booking, and they will refund any rent paid.
1. If you have any extenuating circumstances that prevent you taking your place at University or your room with them, you will need to provide evidence of your circumstances.
2. Cases of this nature are considered on a case by case basis by the property, please contact the residence you booked at to enquire and to understand what evidence they may require.
In the unlikely event that they have to cancel your booking, they will notify you in writing and provide you with alternative accommodation. If the alternative accommodation is not suitable, you will have the option to cancel your booking and receive a full refund of any rent paid.
All utilities electric, gas and water are included in the rent on a fair usage allowance with hot water available 24-hours per day. Heaters are controlled individually by the tenants in their rooms. High-speed internet and Wi-Fi throughout the building, including bedrooms and ethernet cable connection in bedrooms Council Tax students are exempt from paying council tax, however some councils may charge tenants out of term time, therefore the tenant is liable for any council tax charges that may be incurred. Contents insurance is provided through Endsleigh insurance to cover your belongings for up to 10,000.
There are three payment options available at Property. Property offers you to pay your rent in 1, 3 or 4 instalments. To pay rent in 3 or 4 instalments, you will need to provide evidence of a UK based guarantor, such as a family member or friend. If you do not have a UK based guarantor and wish to pay in 3 or 4 instalments, they will also accept Housing Hand as your guarantor. Property offers great flexibility in our 4-instalment plan. This is offered for those students who rely on a student loan and/or grant to pay their rent. They still expect 4 weeks of the rent to be paid 10 days before the start date of the tenancy agreement for your first instalment, and a larger second instalment due at the end of September which is when most student loans/grants have been paid to students in the UK.
