Cooling Off Period

Students are given a Cooling-Off Period which allows them to cancel their booking if their plans change.

  • If a booking is made on or after 1st August for the academic year starting in September, the Cooling-Off Period is reduced to 48 hours from the time the Tenancy Agreement is signed.
  • To cancel during this time, students need to inform the Property Manager in writing or by email. The deposit will then be fully refunded and the Tenancy Agreement cancelled.
  • Once a student has collected their room key and checked in, the Cooling-Off Period automatically comes to an end.

If a student is unable to obtain a visa:

  • They may request to cancel their tenancy by emailing the Property Manager.
  • Official written evidence from the Visa Office or Embassy must be provided within 7 calendar days of being notified.
  • If the request is approved, the student will be released from the Tenancy Agreement.
  • If the tenancy has already started, the student will remain liable for rent up to the date written evidence is received.
No Place No Pay

If a student does not achieve the required grades to start their university course (including any foundation year):

  • They may request to cancel their tenancy by emailing the Property Manager.
  • Official written evidence from the place of education or UCAS must be provided within 7 calendar days of the results being published.
  • If the request is approved, the student will be released from the Tenancy Agreement.
  • If the tenancy has already started, the student will remain liable for rent up to the date written evidence is received.
University Course Cancellation/Modification

If the student’s chosen course is cancelled:

  • They may request to cancel their tenancy by emailing the Property Manager.
  • Official written evidence from the place of education must be provided within 7 calendar days of being notified.

The location is great as many shops and restaurants are close by. The University of Leicester is within walking distance and Saffron Street is a lovely restaurant where students can hang out with their friends. A supermarket is also near to buy any groceries.
