Cancellation Policies
  • Cooling Off Period
    All tenancy agreements include a 48-hour cooling-off period from the date of signing the contract. Cancellation requests must be submitted in writing to the property team within this period. Please note that if a resident has collected their keys during the cooling-off period, their right to cancel immediately ends.
  • No Place No Pay
    If a resident does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide the property with evidence of their rejection and evidence of the reason why no later than 72 hours after dated correspondence from the University or College. The student may also be eligible to be released from this agreement if they are a prospective first year undergraduate student and they choose to go to a different University. To be considered
  • No Visa No Pay
    If a resident does not receive a VISA and wishes to be released from their Tenancy Agreement, they must provide the property with evidence of their rejection within 3 working days of the VISA rejection letter. If the above is received within 3 working days, the resident will be eligible to have their contract withdrawn and a full refund of pre-rent instalment and deposit. The resident must communicate with the property if there is potential that the VISA will be delayed or withdrawn. If the resi
  • Payment and Fees

    Security Deposit

    To secure a booking, residents must pay a refundable security deposit of £300 upon signing the tenancy agreement. The deposit is protected under a government-approved tenancy deposit protection scheme and is refundable at the end of the tenancy, subject to room condition and any outstanding charges.

    Booking Deposit

    A pre-rental instalment of £500 is required once the tenancy agreement has been countersigned by the property management team. This payment is deducted from the total rent due during the tenancy period.

    Pay In Instalment

    Residents may be eligible to pay their rent in instalments, subject to the terms outlined in their tenancy agreement. Instalment options may require a UK-based guarantor.

    You can book a studio if you are a student aged 18 and over and in full time education, whether studying a Pre-sessional, Undergraduate or Postgraduate course, for the length of your studies.
