    If you’re a first-year prospective undergraduate student and the offer at your preferred higher education institute is withdrawn, they may be able to release you from your tenancy agreement if: You find a suitable replacement to take a new tenancy agreement for the rest of your tenancy – this person must be at least 18 years old, enrolled as a full-time student in a university close to the accommodation, enter into a tenancy agreement with them, pay all sums due within it, provide a guarantor
  • Early termination by students
    If for any reason you decide to leave during your contracted term or decide to cancel after you have signed your tenancy agreement, they might be able to release you from your tenancy – they're only able to do this if the following conditions are met: You find a suitable replacement to take a new tenancy agreement for the rest of your tenancy – they call this a tenancy takeover.   • Replacement Tenant Accepted
    You can arrange a tenancy takeover, provided that your replacement tenant: Is at least 18 years old and enrolled as a full-time student in a university near the accommodation. Sign the tenancy agreement with us for the remainder of your contracted tenancy and pay all the sums due within it.     Security Deposit

    To secure your room you’ll need to pay the £250 advanced payment fee, which will later be deducted from your first rent payment. This will be payable by card, via the standard online booking journey. Please note, this fee is non-fundable.

    With Guarantor 1. You can pay your rent in installments. Without Guarantor 1. You have to pay your whole year's rent in full, at the start of the year.

    A guarantor is only required if you choose to pay your rent in instalments. They must be over 25 years old and can be based in the UK or overseas. Their role is to cover the rent if you’re unable to make a payment. If you don’t have a guarantor, you can still opt for instalments by using a guarantor service like Housing Hand.

    Do you offer dual occupancy?

    Yes, they do! Some of their studio apartments are available for dual occupancy, so you can share the space with a partner or friend. To book a dual occupancy studio apartment, simply get in touch with their dedicated team.

    What happens if I can’t make a payment?

    Once you sign the tenancy agreement, it confirms you have accepted the terms and conditions of your contract. This means that you’ll now be responsible for ensuring your payments are made. Avoid falling into arrears with your rent and speak with their Customer Engagement Team.

    I haven’t paid rent yet, can I still move in?

    You will need to pay your rent upon checking in, otherwise they won’t be able to hand over the keys to your room. If there have been changes in your circumstances preventing you from paying your rent, please speak with their Customer Engagement Team.

    What should I do if my Direct Debit fails?

    If your direct debit fails, you should first check with your bank to find out why. Often, it’s due to insufficient funds or because you are making a payment to a new account. You can contact their Customer Engagement Team and they will provide you with some helpful advice.

    Can I book a dual tenancy?

    Yes, if you would like to buddy up in one of their beautiful rooms, you can. They offer dual occupancy in their studio apartments; the bigger studio apartment is recommended if you’d love that extra space. Note: Dual tenancy is not available in their shared apartment.

    Am I allowed guests?

    Your friends and family are more than welcome to stay. But while they’re here, they’ll be your responsibility. So careful! If they cause damage to the property, or disruption for people living with you, this will be your responsibility. Extensive stays (that’s longer than a week) aren’t allowed.

    Is there 24/7 security at my accommodation?

    Every building has a secure entry, and students are given a 24-hour contact number to call if they have any concerns about safety or security.

    What happens with my post and parcels?

    Depending on your accommodation, parcels are delivered to designated hub locations in the city, where residents can collect them at their convenience. Alternatively, residents may choose to accept delivery in person from the courier or arrange for the parcel to be left at an official drop-off location specified by the courier company. Unfortunately, they’re unable to guarantee a member of staff will be able to accept your parcel in un-manned locations.

    How do I report a noise complaint?

    Let’s be respectful of each other. Please be considerate of how much noise you’re making – especially between 11pm and 7am. If other residents complain about you or your guests making too much noise – especially if complaints are serious or persistent – they may have to ask you to leave the building.

    How do I send a request to the maintenance team?

    Something broken? Faulty? Their onsite maintenance team will get right on it. Just let your Accommodation Team know or simply use the Hello Student app. Through the app you can raise a ticket for maintenance issues. Once you submit the maintenance ticket, your site team will be notified and will respond through the app’s messaging feature. The app is handy not only for raising maintenance tickets, it also allows for general enquiries, delivery status checks, visitor requests, and more.

    Do you offer contents insurance to protect my belongings?

    Yes – they offer free contents insurance during your stay with them. They’ve partnered with Cover4insurance, one of the best student insurance providers. You’ll need to register with them first to activate your cover. It is important all students confirm their cover to ensure you understand what is and isn’t covered

    What do I need to bring to my university accommodation?

    • Your passport, passport-sized photos, ID and visa. You’ll need these to enrol with your university, join societies, and get a part-time job (if you want one).
    • Bedding.
    • Kitchen utensils.
    • Don’t forget that you can order Bedding, Kitchen, Bathroom Kits and more from their partners at UniKitOut all delivered directly to your home and waiting for you upon arrival.
    • Decorations and personal things that make your room feel like home.
    • Clothes of all types – from lounging around, to going to lectures, to nights out, to formal balls. Oh, and coat hangers.
    • If you’re bringing electrical items, bring extension leads, and a UK plug converter too.
    • Bike, helmet, bicycle repair kit. A bike’s a cheap, environmentally friendly way to get around your new city. They have free bike storage at almost all their buildings, too.
    • A first aid kit – plasters, sterile dressings, that kind of thing. Just in case.
    • Oh, and don’t forget your books and stationery.

    Do I need a Visa to study in the UK?

    International students will need a visa to study and remain in the UK. They recommend that you apply for your student visa once you have received your university acceptance letter or a few months in advance of your course start date.

    How do I set up a UK bank account?

    Setting up a UK bank account is super easy. Here’s what you need to do:

    Step 1: Choose a bank – some of the most popular banks in the UK are Barclays, NatWest, and HSBC.

    Step 2: Do your research, and make sure that you are eligible to open an account.

    Step 3: Prepare your documents. Normally, UK banks require:

    • Your ID
    • Your Visa
    • Your university acceptance letter
    • Your proof of address – they can help with that.

    Now that you’re well prepared, you can either set an appointment with the bank you have chosen, or you can simply open your bank account online, in less than 10 minutes.

    Do I need a UK phone number while I’m studying?

    Getting a UK phone number is not a requirement, but it is a good choice to avoid racking up high charges when you call home while studying in the UK. Check out all the deals for international calls and make sure you get the phone and deal that’s right for you.

    Can I have parcels delivered ready for my move in date?

    Yes, however they recommend that you have parcels delivered once you have already moved in so that they can be collected, as some buildings may not have enough storage space for the quantity of parcels that are typically received.
